My friend recently got an EMAIL basically saying what mot yellow letters say... "I have someone wanting to buy your house are you interested in selling? "( shortened of course)

But that made me think HOLY CRAP! 

Could that net more responses if you send out a mass email campaign to homeowners... Looked into it and sales genie offers email append services... 

Do you think it would yield good results? 

What are your thoughts?

I'm really interested in understanding the power of "Other peoples money" I've been seeing and reading that there is NO shortage of money you just have to find it.

When pitching to private lenders is it a smart path to present it to Self directed IRA holders.. Show them the much better return they will get on their money?

Also do you get the private lender to lend the whole amount or just a down payment to get bank financing. EX:  raise 200,000  to get a 1M loan from bank (but that also would cut way into your profit margin[?] 

 Any personal stories on how you've raised money or advice on finding high net worth individuals would be great.

I know sms marketing is becoming bigger and bigger lately so I recently found a site that provides all cell phone numbers in 1 area code for $250... Now that's JUST the numbers since it is illegal to give any more info without someone to subscribe to something. 

Is it a smart choice to buy that list and mass blast a text / voicemail drop asking if they are looking to sell (or offer a referal fee for anyone looking to sell... Or since thats a bit too sales-y I'd have to think of other opening statements that grabs attention) 
Not too focused on the wording I would use at this moment but is it a smart choice to blast that?

@Chase Keller wow thats crazy! Haha oh how the tables have turned for y'all. Nice that's so awesome , Ill have to start networking on here for local realtors. It's just frustrating to not be taken as serious as someone older even though i have a couple deals done (wholesaled)

@Jeff Kehl thanks for the response! I've been trying to reach out to local agents/ syndactors that are currently doing what I see myself doing so hopefully I will hear back from them.. Of course I am not just asking for them to teach me and mentor me for free I offered in return to be a personal assistant and help with online branding/content creation etc.

is that most the case for deals? That you really don't cash flow on them? I'm assuming that's smart to do for the first few deals just so you have a portfolio to show future investors? 

I  guess im trying to make it too simple or maybe im being naive it seems like I find a mom pop apartment that needs updates (value add) Submit offer hopefully they accept some sort of owner finance as well as have a private lender(what i'm leaning towards with private lenders is people with Self directed IRAS that want a bigger return on their investments) .. etc etc but like you said that's not as simple as it seems.
