Want to learn Wholesaling , Lead Generation The Right Way?
Why don't we use this post here to ask anything you like?
My expertise are wholesaling and ACTUALLY MOTIVATED seller lead generation. Not the BS everyone tells you to do like lists, driving for dollars or cold calling. Real leads are chasing YOU instead of you chasing them. What it takes to sign a contract, how to make an offer, how to walk the property. Hey even flipping we're good at.
Ask your questions here, anything counts, in one place and I will give you a solid data-backed (NEVER opinion-based) answer.
In case you don't know me, My name is MSOOTKAUG, and am quite damn good at generating actually motivated seller leads, ranking websites #1, Credibility, and Conversions and people usually have to fork over their first=born child to have me consulting them. Here is your chance to get it for free.

Everyone always dives in to get leads.
Please undrstand that in order to get good leads, motivated seller leads you need to be credible. It doesn't matter how hard you work finding people that are motivated, if you don't have any credibility to show, they won't choose you to sell their house to.
So this is what you do:
Here is a simplified list of what I would do.
1) Education.
Figure out how it all works. What you need. How it all works, what the concepts are, and what the law is in your area. The way we do this is by being 100% honest, 100% transparent. We tell people we are going to wholesale and they are more often than not not just ok with it, they are excited about it.
2. Work on Your Image/Credibility
Get a website. Make it credible. Get your social media profiles up, and make them look professional. Act the part dress the part, sound the part, and provide value on every platform. Just free value. Make it a habit to post daily in the beginning, and you can step back a bit later. But populate your social media platforms. Post little articles providing solutions to issues homeowners face. become the authority when it comes to anythng "problems" homeowners could have.
Get a business phone number, get a business email. FastHomeOffersAtGeemale is not credible. Have a real URL dedicated email address.
Get a polo shirt with your logo on it. (Look the part)
Here are a few websites from our students:
Credibility is an absolute Key. Laurel is doing multiple 7-figures, and it is not a coincidence.
You do not need an entire team to be able to show credibility.
Face it till you make it is a real strategy. Buy your logo polo, put it on your site and you look like a full-fledged real estate investor (IF you do it the right way).
There are 2 kinds of credibility.
1) Is this really you, as in your website, or are you some dude in Africa about to steal my identity
2) Are you really in the business of buying houses?
Everyone focuses on the first. Yes I get it, this is really you on the site, that's nice, BUT do you have the money, do you have the capabilities and expertise to buy my house? These 2 are not the same.
From the website examples shown, you can clearly see they have both types of credibility covered.
3) Understand the process, understand the contracts, and practice looking and sounding confident and knowledgeable.
Now you are ready to open your doors and have prospects discover you.
Without this, you are wasting your time and effort, looking for leads.
There is more to this but those are the basics for starting. You start by setting yourself up for success first, and THEN strategically start implementing action.
That is what I think you should do to start

Jerryll, I think this is a great idea. So I'm thinking domain + g suite + wordpress install for the website and add another line to my personal phone. and create social media and start posting. also use an AI tool to make a logos or even fiverr use that logos for socials, cards, shirts. then after some time work on facebook ads and SEO for the wordpress install. I noticed that site has a chatbot i could find one for wordpress and install it.

Absolutely my man.
Now keep this in mind. I do not use chatboxes. I find them annoying and as odd as it may sound, I don't want to give people options. If you want an offer fill in the form. I even hate it when they clal me. Just fill in the form and that's it.
The person with a chatbox is a new srtudent. Laurel on the other hand is a celebrity in her area. I believe she used to have a chatbox, and I just noticed she no longer has it.
If you do have a chatbox please make sure you answer that thing. No AI, No VA, you answer it. Other wise it will only do damage in my opinion.
This is but MY personal preference and this doesn't mean what I say on this matter is factually correct.
Other than that, you nailed it. That is simply how it starts. If you can't look the part no one will give you a chance. At least not the truly motivated sellers.

NEVER a landing page.
Who ever invented that should be slapped so dang hard.
Now remember. Everything I do is data. NEVER mere opinion.
So take a look at my heatmap.
A heatmap is a gadget where I can see how people behave on my website. Where they click. A click represents one of these colored dots.
Now, there are way too many clicks to really go deep. So let's run an other heatmap and let's say we run it just for a few days.
But the reason why I wanted to show you this is as follows.
What are the 2 most important things you can conclude from this image? From this DATA. NOT opinion, just DATA!
1). Everyone that clicked here is actually 100% truly motivated.
How do I know? I do not run ads. This is 100% organic, I obviously rank #1 everywhere, so all my traffic took it upon themselves to take the trouble to desperately find me and click all over my website.
2). And this is a BIG ONE!!
Every click you see here came from someone who did not yet fill in the form. How do I know THIS one?!?!?
Well I do not operate a cute little puppy website or a fast car website. People do not go to my website to have fun. People go to my website because they have a problem. Once they fill in the form there is no reason to stay. No pictures of puppies remember? They leave, they bounce, NO MORE CLISKS.
So again, every click you see here came from a person who did NOT yet fill in the form.
So what can you conclude here?
This heatmap now represents a behavioral map, a blueprint of a motivated seller. It tells you what a motivated seller clicked ON LAST BEFORE they filled in the form. It shows you, what they NEED TO SEE FIRST before they are convinced to fill in the for,. This heatmap GUVES YOU the BLUNT answers in your face of what a motivated seller NEEDS to see BEFORE they are convinced to fill in the form.
Understand the crucial importance of this image?
So let's run the heatmap again but instead of running it for a month let's run it for a few days.
Now pay close attention to the menu buttons (green arrows)
Here they are in order:
"How It Works", "Reviews", "Our Company", "About Us".
So, let's look at the menus
"How It Works": Plenty of clicks.
Reviews, not so many
Our company, plenty of clicks.
About Us? A LOT of clicks
What can you conclude?
Anyone who filled in my forms has gone to the how it Works page, and the About Us/our company page BEFORE they filled in my form.
So conclusion, in order for people to fill in your forms, they need to know how it works, and they need to know more about you.
This is not opinion. This is data. So now, let's analyze that data.
If you do not know what you don't know, you have no idea what to ask, you have no idea what to do, and you are stagnant. People will not proceed further. They will bounce. They will not proceed to fill in your forms.
Then, would you ever invite some random stranger to your house? Where you live? Where your kids play in the yard? Not likely. People want to know who you are, what you look like, and what your demeanor is before they will give you an invite or the address to their home. So they need to know more about you.
So the data is just data. But when you analyze it is where the power lies. Now it makes sense. Now you start to understand how conversions work.
So what is a landing page?
A landing page is the exact opposite of what I described here.
A landing page is a single page where PURPOSELY all options are removed other than the form fill. How friggin stupid retarded is this. Let me explain why this is so dumb.
James. Imagine you are one sexy lil broad, stockes high heels skimpy outfit walking back from the club at night. Can you picture yourself in fishnets? I can't so why don't you buy a pair take a pic and send it to me why don't you.
And here you are forced to walk through a dark ally and you see at the end of that ally a group of rowdy thugs being all crazy.
So are you going to say.. well oh bother, I am so screwed I HAVE to walk down that alley to go home. I am done for. OK here I go, and you walk down that ally?
NO gadamnit, you can stop. You can turn around, you can find another way.
Not because all links are removed does it mean they HAVE to fill in that stupid form? It is ridiculous how these "experts" think. Let me repeat this. Motivated sellers NEED to know more about you before proceeding
Read my finger strokes.
The more motivated the seller, the MORE credible you need to be to win them over.
To explain this point. Consider your precious and beloved dog needs sudden brain surgery, and you love that thing. Are you going to go to Craigslist and find the first person who claims they can do it and go with them?
NO. You want to know where they have studied, how often have they done that procedure, how amazing is their success rate etc. etc right?
The more motivated the seller, the more important it is to them the transaction will go through, the more strict they will be vetting you out.
So the answer you your question is, a fully pimped out, amazing home page, where they can go to the how it works page and all other pages that nurtures that cold inbound traffic to warm to hot, with every page they visit, getting a feel for you how awesome you are.
NOW. let me add to this.
You don't automatically send any and all traffic to your home page. If you are targeting foreclosures for example, you direct them to a page where you discuss foreclosures, what the effects are, and how you can help them by selling to you. BUT there needs to be a way for them to go to your How It Works page and the About Us page.
Then why do big companies like Nike have landing pages you silly monkey you?
Well, this is because Nike has an infinite amount of credibility. No one needs to know "about Nike" or "how it works" in order for them to purchase. We are not Nike. We are not Pace Morby. While everyone knows Nike and Pace, no one knows you or me! For us, we do need full-blown how it works and about us pages.
Now gadamnit, James. Give me a hard question next time will you? Yawn

I absolutely love this post the mans got a valid point we aren't selling an e-book or a chance to win a free cruise to collect e-mails. We are looking to buy one of the largest purchases they have ever made "possibly". Where creditably is everything. The way i see it is if someone asks if i have a website i do if someone asks me for my e-mail it's on my branded card i can hand out and if they want to know more they can add my socials on the card and visit my website. Another thing to consider when making a website is most traffic these days is all mobile traffic so make sure your site is mobile optimized. I don't know much about REI but I have been around marketing for awhile. I was always told to FOLLOW THE DATA and it always worked out in the long run.

There is no secret.
Here is the code to finding them
1). Wholesalers with the right prices are wholesalers that get consistent contracts. Usually only people that do not get consistent leads are desperate and add up to their fees.
2). Succesful wholesalers are usually with reasonable prices, because that is WHY they are successful. No one would buy their deals if the prices were too high, so the ones that are successful, obviously are getting cash buyers to buy them.
3) Wholesalers that realize it is about making many deals with lower cost per deal, instead of making a few deals with hughe assignment fees ar ethe ones you need.
Now keep in mind, every time we wholesale we make anywhere between $50K and $100K. This goes against of what I just said.
There is one rule that supersedes any other rule. As long as the cash buyer still makes plenty of money (and the seller is happy with the deal) that is all that matters.
And we do that.

I plan on putting up a website to generate leads like you're suggesting. I know that it takes time to rank highly on Google. So what is the best approach to generating leads until the website gets ranked? I was thinking of running Google PPC for however long it takes to rank.
Is there a better option?

SEO is awesome, but takes time and depends on how much competition there is. Google PPC is great but very expensice ($50+ per lead). In my experience good old prospecting can get you there faster and can cost less. Calling lists of high equity, older properties, or driving for dollars is a great way to start.

No there is no better option. You are thinking about it correctly.
Of course, all strategies you choose has advantages and disadvantages, including SEO.
If a strategy existed without any disadvantages no one would do anything else.
The key is to analytically weigh in the disadvantages, feasibility, probability and risk when determining what to do. (I am a scientist and engineer, can you tell?)
In the diagram below I have outlined the advantages and disadvantages of both inbound and outbound lead generation strategies.
Take a look at this diagram:
When you look at it carefully, does something jump out of this?
Yeah right?
When you apply both you will get all the advantages, and none of the disadvantages (kind of).
Looking at this diagram, it is clear, that the wisest thing to do is to do both.
Why?
Because you are an investor. Your job is to spend a dollar and make 10 dollars from spending that one dollar.
It is irrelevant how much money you spend, as long as you make far more in return right?
I am not just talking out of my butt here. This is real stuff. I do it, my students do it.
I am not showing you this pic to sell you something. I am showing you this because every smelly guru will sell you on their opinion but no one shows concrete evidence of what they are regurgitating actually reliably works.

Now, Listen carefully. I wouldn't do PPC however, I would do Facebook ads.
The Facebook ads structure is far better designed to generate motivated sellers than PPC ever can. This is not the same as me saying that PPC will always give lesser results. I am simply saying that the STRUCTURE of Facebook ads is far better in line with generating motivated seller leads than PPC is.

I wouldn't start with "good old prospecting". I am not saying that your experience is wrong.
What I am against is using personal opinion or personal experience to give advice by forming a conclusion when the experiment used to form that conclusion is not relevant.
Let me explain.
Mister Brad Daniels made $2M dollars cold calling and now he is trying to convince the masses that cold calling is the way to go.
You know what? He made $2M. Good for him. This doesn't mean that because HE made $2M , YOU will too.
This is Opinion-based BS and experienced-based BS. What I am teaching is data,
1+1=2, right?
1+1=2 no matter who does it, where you do it or how often you do it.
This is not opinion-based education or teaching. Nor is this experience-based teaching. I ONLY do data. That is the ONLY way you will get the highest probability of success.
Now back to why I wouldn't do what you advised him to do.
I said it once and I will say it again.
You do not chase "success" based on what you have available.
You figure out what it takes to become successful and then use what you have to get what what it takes, to become successful.
If it takes $30K, 20 hours/day, and a beautiful woman smart by your side, figure out how to get these things and become successful!
Driving for dollars is cheap, and you have no money... that is NOT a reason to drive for dollars.
You do driving for dollars because of how well it works (gets you leads), not how cheap it is. You are not doing it for the action of doing it, you are doing it to be successful. 90%+ of the people doing it never get a deal from it.
Imagine 2 investors, none have money, and both want to become successful.
Investor A, drives for dollars, knocks on doors, and starts cold calling random people, while Investor B, gets a job at McD and works for 4 months straight saving every dollar after which he runs a Facebook ads campaign with that money.
Not only will investor B have a far more reliably higher probability to get the first deal, but also a second and third deal from that one-time investment of effort and money.
Lists have a 0.001% to 0.01% success rate. No one should be saying "you will get there faster" using lists.
But all you said about SEO is indeed correct. It CAN take time. Some of my students reached the top spot in 2 weeks. So it is possible.

I guess it is so. I am not bothered by it though. I have been wholesaling ethically since I started, so all this does is remove all the dishonesty from it all. Yes it will affect us all, because no one trusts wholesalers, but this will also purge all the BS from this space.
If wholesalers don't back off and evaluate what they are doing is absolute crap all they are doing is making it more difficult for themselves to succeed. Sadly, no one cares about the greater good. Everyone wants a selfish peace of the pie.
We shall see what happens.
