Hello BP,

I am looking into an MF in Winter Haven, FL

How is the rental market?  Is there enough demand for rentals?

Are there areas to avoid?

Hi Michelle, I’m in Kissimmee Florida. I don’t know much about Winter Haven. It’s a known retirement area. But research employment and employers to see if there is stability and growth in that market. I am interested in scaling up to a MF 4 to 20 units in Fort Myers. If you’re interested let me know.

@Joel Lazar thanks.  I didn't realize it was primarily retirement.  I imagine employment is in surrounding areas, Lakeland, Orlando, Tampa.  Although Orlando and Tampa are a pretty long drive.

Yes they're still strong demanded winter haven. I know some great property managers in the area and they say that demand for rentals are still very strong in winter haven.

I live in Winter haven, rent has gone up here as it has a lot of places. Not a retirement city. Its a growing city. Some pockets that I would stay out of for sure though. if its been on market for a while, their is a reason. Good luck!

@Jordan Hiebert thanks for that info.  Sounds promising long term.  Can you share some of these areas to avoid?

Let me know if that link works.

I would personally stay out of the red areas. Like any city, high crime areas tend to have less than desirable tenants. Some investors thrive in the high crime areas, just not me!

I haven’t been there in about 5 years. It probably diversified since then.

     Good morning Michelle.

As an investor focused in Polk County, FL and with several properties on the east side of the County, I can tell you Winter Haven is a thriving community with a lot of expansion (much like all parts of Central Florida) happening.  Demand is strong across Lakeland, Auburndale, Winter Haven and even south into Lake Wales from my experience.  Polk County has one of the most diverse workforces in the State of Florida so jobs abound across a lot of industries.  The closer you are to I-4, the more jobs are focused to e-commerce, warehouse distribution and logistics given the high number of large warehouse locations that have been built and occupied the last 5 years.  Amazon alone has 4 facilities in Polk County and sees this part of the State as critical to their distribution network.

Small multi-family can be tough to acquire depending on your selection criteria.  Diligence and some creative uses for the property can make a deal work in this market.

    Good luck in your search!

    Hey Michelle,

Polk County is one of the most up and coming counties in Central Florida, I dispo plenty of deals in that area. A lot of my investors like it because of it's low entry points, you can still pick up rentals for well under $100k/door. I actually have a couple rentals I'm going to go walk this afternoon in Lakeland.

    Would love to connect

@Michelle Reid I publish a quarterly market report called the BBC Dispatch and I go over most of the markets here in FL.  From a Fix and Flip perspective as well as from a rental perspective.  You can find out more about it on my website by navigating to the BBC Dispatch page.  Best wishes and the rental market in FL is ripe for the picking!
