I would personally stay out of the red areas. Like any city, high crime areas tend to have less than desirable tenants. Some investors thrive in the high crime areas, just not me!

I live in Winter haven, rent has gone up here as it has a lot of places. Not a retirement city. Its a growing city. Some pockets that I would stay out of for sure though. if its been on market for a while, their is a reason. Good luck!

Hey Bigger Pockets! Just finished my first BRRRR and pulled my cash back out and looking into my next deal! I'm wanting to set up an LLC and looks like it can be done pretty easily online. Any advise about setting it up online or using an attorney? thanks!

same thing just happened to me yesterday!!! the guy apparently listed our rental with our description and our pics and was asking people to drive by and look at it, but he was "out of town for a surgery" so he couldn't show the inside. then asking for an application fee to "hold the house" we reported it to the police and they said some scammer got some couple to cashapp him $2,000 on a different rental for the 1st/last month. also, the police said that the scammer usually reaches out to the realtor to try to get an access code for a key lock box or will break in the back and tell his "potential clients" to go in the back and check it out. crazy what people try to do to scam someone these days. 

thanks for the reply! good things to consider the recovery rate. No gas in the area, so it will be electric. My rental is in Florida and the Florida homeowners insurance is crazy these days. The 4 point inspection had mentioned the hot water heater was over 20 years old and "on its last leg" the homeowners insurance company is requiring me to replace it to offer any water damage coverage is my understanding. 

hey bigger pockets! got my 1st rental and closing on it tomorrow!! When I got the inspection, the hot water heater is over 20 years old and needs replacing. The house is a 3/2 and currently has a 40 gallon tank. It is in the garage by the washer/dryer hook up and is going to be a tight squeeze to put the new hot water heater and the tenants washer/dryer. Question is this. Should I replace the old hot water heater with another 40 gallon or should I bump it up to a 50 gallon for a few more bucks? 

thanks for the quick reply! good questions, currently its in my name and my wife, but I guess I need to call around to see if I should get an LLC or keep it as is for the time being and maybe change it in future as i get more properties.

hey Bigger Pockets! just got my 1st BRRR and I was wondering how long you have to typically wait to re-finance it to a regular mortgage? also, what kind of rates do have you been getting with the cash-out refinance?

Is there a way to find house about to go under foreclosure, but not on MLS yet? I have a guy in my neighborhood told me 2 different houses were about to get foreclosed on, but I can't seem to find out how he found out.
