Post: Investing out of State

Hey @Harleen Kaur

I specialize in investment properties within a two hour radius of Tampa, FL. I have a lot of investors coming from states like Cali and Illinois and I repeatedly get inquiries just like this one. Whether you're looking for LTR or STR in Florida, they seem to outperform other states on cash on cash returns. I specifically have a couple of investors that live in CA but will not dabble in the CA market because of ROI and political reasons.

Hey David,

I'm an agent in the area, but I specialize in investment properties only. I've been fairly active in this area for the last year and I'd love to brain storm and share some knowledge with you about the area. I see this post is a tad bit old, but if you're still looking I am here to help.

Hey Michelle,

Polk County is one of the most up and coming counties in Central Florida, I dispo plenty of deals in that area. A lot of my investors like it because of it's low entry points, you can still pick up rentals for well under $100k/door. I actually have a couple rentals I'm going to go walk this afternoon in Lakeland.

Would love to connect

@Wayne Brooks Has the most helpful answer here in my opinion. I've heard of that solution a handful of times now. If you're looking for more deals to pick up in the area let me know or if you have anything to dispose as well. Would love to connect.

Post: Unsure if we should BRRRR or do 20% down on multiple properties

There are still deals out there that you can BRRR, remember BRRR is all about buying correctly. Most of my investors are just adjusting their numbers for when they refinance since their payments are increasing from what they would have been 6 months ago. I do agree with @KevinSobilo above. If the rent cash flows over what your monthly payment there is no issue, BRRR is about low monthly returns but huge long term gains.

Hey @Alexandra Feig I specialize in off market rentals/flips in the Tampa Bay area, this area is great for appreciation and solid cap rates from the get go. We run into a lot of MFH deals as well that are cash-flowing as they sit. and I have connections with realtors/property managers/contractors in the area in case you need a team over this way. I would love to chat a bit more about what your previous experiences have been investing and what you're looking for in the Tampa Area.
