Call the title company.  If you have a good title agent like I do, they'll pick up the phone and call the seller to see what's going on.

Learn, take action and network with other wholesalers (call all the signs you see on the road that are promoting a wholesale deal or that say I BUY HOUSES CASH).  Have an abundance mentality, there's enough for all!

So you've received a lot of great advice.  I strongly agree with the don't price lower than market rents.  I didn't read all replies so someone might have said this already but I do accept credit score under 620 with two times security deposit amount.  I've had no problems with this.  I believe people have had bad luck in the past and credit doesn't necessarily reflect their current situation.

One thing I like to do is actually CALL and talk to the references.  The landlords more than anyone.  If you ask the right questions and carry on a 'landlord to landlord' conversation you will get the information you need to decide whether they will be a good fit for you or not.

My husband and I have been investing in real estate for 15 years.  When we began we didn't find anyone locally that was willing to teach us the ropes, so we had to roll up our sleeves and hustle.  Throughout the years we met people that were just starting and decided to do for others what we were looking for when we first started.

About ten years ago we started hosting an investor's meeting in Palm Bay.  The first Monday of each month is for wholesalers, brand new, seasoned, and everyone in between.  No sales pitches ever.  We are laid back and have have a REAL discussion about real estate around the table.  We celebrate successes, help each other with solving problems, share deals and network.   The meeting is hosted in NW Palm Bay at our office.

Short answer, no you don't NEED an inspection. But, like @Randy Rodenhouse said, you will make the rehabber's life easier.  One of my mentors taught us that you can drop $400-$500 on an inspection and hand out the report to your buyers, you also have it to renegotiate with the seller during your inspection period IF you find things you weren't expecting.  Always be honest, truth teller, truth seeker.

I also agree with @John Zajac - it's so important to know the repairs so you are taken seriously.

We're good at wholesaling because we ARE rehabbers first, so we know what it will actually take to fix a house.  If you step into the rehabbers shoes, take on the identity, learn how THEY think and bring something of value to them, you'll be light years ahead of the other wholesalers just trying to make a buck.

 I am a new investor and I am going to make mistakes. I also wouldn't say the seller did nothing wrong. We agreed on a 20 day due diligence period and 10 days in they were trying to hurry me through and cut it short. They were even threatening to back out until my realtor convinced them not to. Plus, they did not have the water on for my inspector to check things and then refused to call and have it turned on because she was on vacation. This didn't allow me to do everything I needed to do to check out the property. The seller was extremely difficult to the point where my realtor, who was also representing her, was getting irritated with her. The whole thing just didn't sit right with me.


 I love your honesty.  You don't need to explain yourself because someone feels sorry for Mr/Mrs Seller.  I'm celebrating with you for not getting yourself into a bad deal.  This is what contracts and inspection periods are for, and in all my years in real estate I have seen deals fall apart even the day before closing.  Stick to your gut feeling, it's one of our superpowers. 

Keep reading BP and surrounding yourself with like minded people.  You will always have noise from family and friends, they mean well, yet they don't know how it can bring us down.  Keep moving forward, your right deal will come along.
