👎All County NEO Property Management - worst PM in Cleveland Ohio

Leaving a quick review of All County NEO in Cleveland and Columbus to hopefully save other BP members from the headaches involved with having this company manage your property. The owner Roy Guy will say whatever it is you need to hear to sign the contract, then you'll hardly hear or see a peep from them until it's time to shell out cash for something they did to mismanage. 


Every single step of the process was mismanaged and it all felt very amature. Listing photos were terrible, tenant vetting was lackadaisical, checks were sent to wrong addresses, tennants weren't properly vetted, charges for "mulch" and landscaping were charged but never physically carried out. The list goes on and on and on. We are still waiting for them to forward a check settling our accounts, months after cutting off business relationships. Account managers have literally no idea about day-to-day operations and glaze over specific questions asked to delay and confuse owners. 


This is a company that extracts fees and does the bare minimum to stay in business. I am surprised they have not been sued for illegal business practices. (prorating utilities by tenant head count for instance).

        It's very difficult to find a good property management team as many OOS investors are using the good ones; therefore, the good ones are running around like a chicken with their head cut off and can only keep up by expanding their team. Property management teams should have departments for each segment of their business that know exactly what there function is and have employees that focus solely on that part of the business to best serve their clients. It sounds like this team wasn't doing that, and therefore they weren't organized enough to serve you well. I'm sorry for your luck, but it's a great learning experience for you to vet out your next PM team!

        don't know the situation but a lot of what i see is round peg in square hole.. IE the buyer themselves buys low end tough to manage assets because they look great on paper. And then they cant understand why all the things that happen in those asset class's are happening to them they only fall back on their personal life experinces not the reality of life of a life long tenant.

        Will add though, that a good PMC will immediately alert an owner about what their property really is and the expected challenges.

        Unfortunately, a decent portion of the time we do this, owners either don't want to believe the Evaluation Video we send them or decide to sell.

              Sorry to hear about your bad experience in Columbus, Ohio. There are a few good PMs in Columbus but we need more.

              Their lawyer Michael CASSONE in Columbus Ohio is in cahoots with them as a Owner of real estate they manage and they fraud courts and threaten tenants in Columbus Ohio the.               I would be careful about labeling an attorney as a fraud on a public forum.
