Looking for some advice.A prior tenant did some malicious damage to my property.I called police, they attended and the report said they were wearing body worn cameras. I wanted to use the camera footage as evidence in a civil case against the tenant.I was initially told that it would take 2 weeks to get the footage to me, then that blew out to several months, and now finally 6 months later they finally get back to me and tell me the footage doesn't exist, even though the initial report said cameras were activated.That footage would have shown that the tenant was making threats to damage my property (which she made good on).Do I have any recourse on the police for failing to provide the footage on a timely basis?

I have a house in Toledo, Ohio that I’m trying to get over the line with section 8 inspection.

My contractor (who I know and trust) did significant work to ensure the house was up to code.

The first scheduled inspection was cancelled by the inspector stating there were too many deficiencies, I endeavoured to reach out for details of the deficiencies but was met with silence and unable to get any info.

The second inspection came back with a list of 18 items, some of which I consider petty, such as a small groundhog hole in the backyard.

She is also asking for “Front attic window area and front fence needs a full house lead clearance examination by a licensed lead inspector “. This house HAS A CURRENT lead safe certificate issued by the Toledo Health Department. Is that demand even legal?

2 tenants are just over halfway through a 12 month lease. The lease stipulates that each of them are responsible for the full rent amount.

One tenant has just moved out and the remaining one is asking for the security codes on the doors to be changed.

I’m not sure where to go with this. One one hand the tenant who has moved out still has rights to the property, but the remaining tenant considers it a security risk.

Thoughts and opinions are very welcome.

I’m an out of country investor from Australia and I’ve invested in Akron for the past 8 years.

I’ve had some tenant horror stories, but overall it was a good decision to invest there.

A few takeaway things I’ve learned.

Cash for keys is your friend- get the problems out asap.

Property management in the area sucks - overservicing, fee gouging, etc. are rampant. I sacked all of mine and now self manage.

A reliable & honest contractor is the most valuable member of your team.

Security cameras (multi family) are worth their weight in gold.

I currently have an efficiency in Akron that’s looking for a new tenant.

$470 plus water.

I had a situation where my pm listed an apartment on Zillow , which then is supposed to cross post on numerous other websites. The listing went live but then within 24 hours (unknown to anyone) the listing was automatically removed due to incomplete info relating to the number of bedrooms and bathroom.

This allowed the apartment to be vacant for nearly 3 months. The pm just kept telling me there was a lack of interest.

The 3520A is only for US citizens, is that correct ?

I forgot to mention that I’m an Australian citizen.
