How many of you investors are located in the north side of Atlanta?
I am looking to network with BP investors who live near me. How many investors here live near Alpharetta, Suwanee, Duluth, Lawerenceville, Johns Creek & S. Forsyth County?
I also am looking for investors in the Atlanta area. I live in Cobb county and would love to network as well.
Braselton/ hall gwinnett counties here.
I'm in North Fulton County.

Wow! You guys live in very nice areas in Atlanta. I was planning on attending Movers and Shaker's REIA event in Alpharetta on Sept 16th, 2013 and attending North Atlanta REIA in Buford on the 18th, 2013. Any of you attend?
When is the meet up later this month by a BP member?
Im in East Cobb, somewhat close to Alpharetta but not so much to the other locations...
Don't currently reside in Atlanta but invest there and it was home for several decades....Dunwoody/Gwinnett...

I will let you know as I will be attending for the first time on the 16th. The Alpharetta meeting is for intermediate and advanced investors.
I am just excited to meet new investors and friends in my area.
There is no other place I rather be as an investor than Atlanta :) This land made out of Gold.

Hello everyone.
I wanted to start a referral network for Atlanta investors in the northside. By northside, I mean anywhere north of 285 Freeway. I've tried my share of hiring general contractors from craig's list and haven't had much luck. On this thread, let's try to share recommendations and help each other out.
My ideal team I would like to build in the future consists of the following people in the northern suburbs of Atlanta:
I. Professional / White Collar - Referral Recommendation - "Who is the best in the northside of Atlanta?"
1. CPA with real estate expertise. He invests in rental houses, competent - This one has been a struggle for me in the past two years. Roger Herring seems to be the popular BP referral here with Investor's Accounting. I don't think he has a CPA license, but very knowledgeable and have many investor clients. In my opinion, he is not cheap in terms of hourly rate. Anyone have a good referral of a CPA in the northern suburbs of Atlanta who is an investor himself?
2. Attorney with RE expertise : Business Attorney, smart, concerned.
O'Kelley & Sorohan
3. Insurance agent with RE investor expertise. Deals with other RE investors.
Robin Mitchell with American Family Insurance. I am currently speaking with her as she can do an umbrella for 10 rental properties. I just received a quote from her for my entire portfolio. Costs are about $1200 more in premium than my existing State Farm land lord policies so i need to figure out how to best proceed.
4. Good property management firm.
5. Banks or mortgage brokers
6. Title Company
II. Contractor / Specialists - Referral Recommendation - "Who is the best in the northside of Atlanta?"
1) General contractors - two years in atlanta, and have been a real challenge to find an honest GC who does good work and charges a fair price.
2) Handymen
3) Roofer
4) Ceramic Tile setter
5. Hardwood finisher
6. Master Plumber and plumber apprentice
7. One licensed and one unlicensed electrician
8. HVAC
9. Sewer Service (Roto Rooter type)
10. Dumpster Company
11. Kitchen cabinets and countertop
12. Concrete company

I am re posting a post for Curt Smith for 2 general contractor referrals. Anyone know of some good general contractor and handy man referrals in the northern suburbs of Atlanta: Suwanee, Johns Creek, Duluth, Lawerenceville.

I've trialed both of these guys at my current rehab to see what they where like and what their actual end costs are. IE a $10/hr worker that is dog slow is not a value. I'd rather pay $20/25/hr to someone who's fast and efficient. Both of these guys are very fast and know how to do all aspects of rehab/fixing.
Sam Davis - 678-914-1112 - has crews - does whole house or by the task. Works the entire city. My project was in Covington.
Tell Sam Curt Smith refered you. For reference: He put in 10 windows (turned out to be a real PIA re-doing brick mold and interior trim out), 2 exterior doors (another PIA because of the house being brick), installed the kitchen cabs, in just 2 days and for $1300. From me watching how hard they worked, this was a great deal and just 2 days. They are very quality conscious.
Jessie Carol - 770-728-3743 - Jessie does whole house too. He lives in Covington but works the City as well. I think he can bring in help if needed but he's fast and good and is an old timer who knows the problems and solutions. He seems expensive at $30/hr but in the end I think he's also a great value. You might trial Jessie on some non-trivial aspect of your rehab. I think his strength would be in tougher problems, moving walls, structural problems, reconfiguring bathrooms. Be he does all the other rehab things too.

Please DO NOT engage Sam Davis (and his brother, Eddie Davis). They stole my money and the tenant's security deposit (please see my post http://www.biggerpockets.com/forums/52/topics/1516...). They are crooks and thieves. I am filing a police report and a request for an investigation with the Georgia RE Commission against these guys. Again, do not hire them if you do not want your money to be stolen.
