Look at Marcus and Milichap's website. That's where I found the one I bought. You can search by property type and state(s)

Hi Charlie,

Unfortunately, I didn't close on the building I was looking at. I ended up buying a Self-Storage property in Georgia. Thank you for reaching out though

Just to add, I also check out the free resources on the large brokerage websites like Marcus and Millichap, various blogs, and Globe Street for Macro and MSA analysis.

I used city-data.com, trulia, zillow, U.S. Census data, and also each county in the U.S. has a tax assessor website that you can use once you have a specific address to search tax records and assessments.

I would suggest you get a good realtor and get a CMA ( comparison market analysis) done on any houses you're looking at. Not sure of your business plan, but I bought homes at around half of what the tax value stated, put some money into rehab, rent out for a year, if need, cash out refinance, then sell. So a long term flip basically. I can't find a lot of those homes now in my area, and they're off the market quickly. I'm looking into other avenues now.

I would ask for the tax records. Not sure if they are at the courthouse though. I normally check online, at the Hall county Tax assessors website. You will need an address or name to get started though.

Its absolutely possible. I bought my first 3 houses from Afghanistan. Just as Sam says above, have a plan for management and disposition, and someone you trust looking at the houses for you.

Make sure your market research is very good, if you are investing in an unknown area.

Also, make sure you have a power of attorney for whoever will purchase the properties, and a Notary Public available to you. Semper Fi.

Post: Sources of hard money in Northeast Georgia

Hello all,

I am currently looking for sources for financing on single family rehabs under $75,000 in the Hall, Habersham and White county areas of GA. The target ARVs for the properties will be over $110,000 and I will finance the rehab costs on my end. I am looking for sources for a 6 month hold. I have completed two flips in the last 3 years, and am looking to expand with private money.

Thank you,

Bobby Cannon
