My agent intends to be there for any showing, and it’s only going to be shown after an offer is accepted. Lockbox will be for his convenience. They will have ample notice. Thanks for your information, I just want to make sure I cross my t’s.

Getting ready to sell my first rental property, which is a triplex. Met with my realtor today to draw up the paperwork and discuss pictures etc.

A few questions

What are some things that I’ll need to provide a prospective buyer? Will they want a copy of the lease, or is that something that will be given at the closing table?

What do I tell the tenants? They’ll be putting a lock box on a door, with all 3 keys in it. They don’t want to show it unless there’s an offer in place. What info do. I need to tell the tenants?

I’m only going to sell if I can get the price that I have in mind. I’ll be selling it at just over the 1% rule. I intend to ask $220k for a property that grosses $2250 per month. In this market, I feel that is a fair price. If I can’t get it, I’ll keep the property as we only currently owe about $100k on it.

I’ll be listing a triplex in metro Atlanta likely this week. Is it appropriate to tell the tenants that I’ll be listing it? Thanks

I check my credit karma score every Sunday, as it only updates once per week. I also check various credit card reports through the week. I’m on my score like white in rice, but i haven’t had this particular issue in the past.

Mortgage was sold and the account was closed. Put a 40 point ding on my fico score. Will this pop back up when the new company reports, or am I stuck with it? Thanks.
Anybody have an idea? Any originators or liaisons out there? Thanks.
What line on the tax form does the loan processor look at to determine last years income? I’m a self employed guy and I forget what line it is that they use. Thanks.
