What is more important? Social media or website?
I want to start marketing to motivated sellers. Currently, I'm cold calling, sending texts, and ringless voicemail. The next thing I want to do is build a social media page (instagram/facebook) and I also want to build a landing page that also captures motivated seller leads. My issue is that I don't have a large marketing budget. For my website I am looking at Carrot Investor websites which will cost me about $99 a month. My question to the biggerpockets community is which should I focus on first and which should I put more effort into? What kind of things can I do on social media to start with 0 followers and build it up in the market I'm targeting (Minneapolis/St. Paul). Thanks in advance!
Hey Tyler. I'm not a wholesaler. But, I would recommend building the landing page through Carrot Investor (or similar). The format there is easy to follow. Once built, its really low maintenance. And, it'll start building a buyer/seller list for you if you have a form on it.
The social media page is super easy IMO. It doesn't cost anything. Post something VALUABLE almost every day. I say almost everyday because multiple invaluable posts everyday is a sure fire way for people to scroll right past your posts. (like the boy that cried wolf). Follow others and be sure to respond/comment on other pages. Add your IG/FB account to your email signature and business card.
Personally, I have an IG and FB page. I use Canva for visually appealing templates. Once a week, I spend 30 minutes creating 3-5 IG posts and save them as drafts (I do not post them yet). Every day or so (never more than one a day), I'll go into IG, pick a prepared post, post it and share it to FB. Too easy. Below is an example of an IG-transferred-to-FB post
I have been buying online since 2001. You don't need followers unless you are selling something.
SEO is the best return on your time, but it will take at least 6 months to get going so it is hard to stay with it.
It is all about writing good posts that are keyword rich and getting links to that content.

@Tyler Santos I think website has more upside because (a) in your outreach marketing you can ask people to go to your landing page if they want to stay in touch, and (b) if you can build good keyword content on a website related to your market/activities, you can get daily traffic from Google search (SEO). Social media can be effective if you can get your follower count up, which is not easy and happens by engaging with others and posting good content. Most effective is to do both - so they 'work together' in that your social media can help amplify the content on your website.
