Just noticed you mentioned "small upgrades". I agree with @Sud S. 

"new front porch, kitchen, bathrooms, extra bedroom, finished garage/basement etc" are NOT small upgrades. 

Small upgrades are paint, door knobs, sometimes floors, updated light fixtures. Typically, sub $5k in total rehab. That's what I consider "small upgrades"

Probably not. One of the key components in the B of the BRRRR is buying a deal at a discount. In your scenario, the purchase price will likely be close to the tentative ARV. Not sure how you would be able to recoup all, if not most, of your acquisition money during the refi process. Unless, its a HOT market that will appreciate considerably by the time you refi.

Depends. What is your goal with an LLC? Its a limited LIABILITY company. Keyword is LIABILITY. If you are holding property to rent (short or long term), then an LLC might make sense. Flipping or wholesaling, then not really needed.

They do two different things. Essentially, LandGlide only gives you property information. DealMachine adds ability to create direct mail marketing campaign (postcards) with a custom photo.

What @Steven Foster Wilson said is perfectly do-able. But, not as easy as it sounds unless you hustle. What I've seen, people dabble in strategies without knowing, understanding, or fully committing. Then they get upset when they come up short. Just saying, be realistic. Totally ok to "10X" but only if you know you have the drive and commitment to make it happen. Regardless, pull the trigger and stick to whatever you pick for some time. Trust the process.

Agree with @Cassi Justiz. Find off-market deals. Creative financing. Seller financing. Subject-to deals. Network with other investors. Partner up. Find deals for other buyers. Get a business LoC to cover the 15-20%. So many ways to make this happen. But, it all leads to one thing.... NETWORK.
