The Best Before/After Photos!! (Post Yours, Too!)
Hey everyone! To celebrate the new ability to upload photos easily here on the forums, I'd like to start a "before/after" thread here on the site so people can post their favorite transformations!
This is YOUR time to show off!
To upload a photo, simply click the little "picture icon" above a new message box!
For the purpose of this thread- simply upload a before picture, followed by an "after" picture! You can talk about the transformation as well, if you want to, or just add the photos. It's up to you!
Also - feel free to ask questions or leave comments on people's photos! Let's see how big and epic we can make this thread :)

I'll kick things off with one of my all time favorites (which came from the house I flipped several years ago - I talk about in my article "How NOT to Flip a House")
My favorite part of this entire flip was the travertine tile medallion in the floor. I got it on clearance at Home Depot for $50 and it totally took that kitchen to a new level. Also - you'll notice we opened up that wall on the left, which was a HUGE undertaking that blew my budget by $5k alone (there were 2 load bearing walls right there. Probably not the best decision, but it sure looked cool!)

@J Scott Nice flip. How do you decide when to finish a basement and when to leave it? Don't know about where you are, but in Denver just about everything has a basement.
@Aaron Mazzrillo You had some serious vision to see the potential in that place...
Flip looks great. It appears that you turned a separated master bath into one room - what was behind the decision? I know for me that's a no go (in my personal residence).

It's all about the numbers. We run the scenario of selling unfinished, partially finished and fully finished and figure out which one will generate:
- The most profit
- The best ROI
- The easiest sale at our target numbers
Good eye @Adrian Tilley , The master had a "sink room" and a toilet/shower room. My main motivator for doing that was to open it up and make it feel big and spa-like. Had I done the exact same finishes but left the wall and door in the middle it would have felt very tight and cramped. The master bath is one of the top rooms people look at when buying (for very good reason) so I wanted the tile detail in the shower to stand out, not be hidden in the back room.
From a functionality standpoint, I don't know if I would prefer one over the other. The additional privacy of the shower/toilet room would be nice, but there's also the tradeoff of having to squeeze a door in there and barely having room to turn around once you're in the "room".
Talk about a house with tons of charm and curb appeal! Amazing job.

I wanted to contribute our latest property. It gets listed today.
This house is in The Woodlands, an affluent suburb of Houston. The neighbors were incredibly thankful we bought the house and told me stories of regular police raids and zombie like people meandering around late at night.
The roof had been done 9mo prior by what i can only guess were blind teenagers without thumbs...it was terrible. So it got a new roof, new AC and all the work you see below.
This is a project in Humble Texas, a suburb outside Houston

It started out as a flip but I have kept it as a rental.
Not an after picture just yet, but here is a picture from a property we are working on right now:
Still need to replace the cabinet hardware, add the pulls, install the faucet, install the floors, add appliances and install light fixtures...but it is looking better already!

Yes I had to argue with my wife to get it. Turns out it's one of the main reasons our current tenants picked this place.
By the way, I kept this as a rental because there ended up being so little profit to be made on a sale. This happened because we paid too much when we bought it from the bank. We got into a bidding war with a noob who won and then backed out when he realized he couldn't handle the mold rehab. Unfortunately the bank wouldn't let us back down from our highest offer.
Still it worked out well. I've had it for a few years now and it's been kicking off $700/month.
