Hello everyone!

And Thank You ahead of time for your responses!

A friend of mine has spent the last two months attempting to sell his house through a traditional real estate agent, with no luck at all.

He knows my interests in REI, but I needed some more experienced investors to assist.

Here is his dilemma:

a. Bought a new house for $225,000 back in July and moves in on September 16, 2013- this upcoming monday.

b. Borrowed $47,000 {20% }from his parents for the downpayment.

c. The house he is selling has an asking price of $125,000.

d. He still owes $65,000 on a 10 year mortgage.

d. He and his wife are both employed, but may not be able to afford 2 mortgages for very long, if at all.

e. He was hoping that the sale of his house would allow him to pay off his previous mortgage, pay back his parents, with some left over for new furniture.

* What I am is asking is if there is a creative solution to his problem.

** And lastly, I don't want to sound greedy, but I am in need of some additional funds for my own REI projects... and wouldn't mind getting some kind of compensation in there as well.

Please let me know if there is any additional information needed!!!

You should take a look at The Ultimate Beginner's Guide to Real Estate Investing. Brandon Turner, a moderator on this site sent it to me, and it is an excellent resource. Not only does it provide you with a step by step approach to investing, it also provides many useful links to other important aspects of investing. I have several Real Estate books from college and Barnes & Noble... but for some reason, this is an easy {64 pages}, yet effective read... well worth it. @Dane Fenner

Naturally, I felt that there was a bit of fear mongering, but perhaps a small amount of truth...

The problem for me is that I tend to stay pretty optimistic, and then saw a portion of this webinar... It didn't really stick, but due to my lack of exposure to that type of message/ pitch/ perspective, I had to ask.

You all have already made me feel as if I made the right decision to join... one of the best yet!

The only issue is that I haven't found much info on the presenter... but I plan on finding out his background before taking him too seriously.

Great advice... I worked in Finance for several years, and that was exactly how things turned out... There were always the extreme optimists/ & pessimists.

And I tend to view much of it to be scare tactics, but I still want to see what he says... The webinar is tomorrow night @ 8.

Hello everyone, and I would like to Thank You ahead of time for your responses!

Recently, I have been spending anywhere from 5-7 hours per day reading RE books, to watching videos on YouTube and most recently... reading forums on BP...

But today I came across a site that spoke about the " Death of Real Estate Investing".

I have this feeling that some of the webinar may be legitimate, and the other just scare tactics. Someone else asked this question 1 month ago, but it has been deleted... and I couldn't find any other useful information.

Has anyone seen these ads, or had any direct experience with this topic? If so, I would greatly appreciate any input... or additional outlets of information.

You are absolutely right!

I have always been a firm believer that ambition/ motivation are nothing without initiative.

The funny thing is that my background is in Finance/ Securities {CDs, Corporate/ Govt./ Municipal Bond} trading and I worked for a reputable firm for nearly 4 years until I realized that it wasn't a fit for my long term goals.

Oddly enough, I have read several RE books, and had undergraduate courses in RE... but I am at the point that I need a little "hand- holding" to put everything together. Thats why I am looking for a mentor...

I hope you don't mind if I take a few ideas from your page and implement them ion my own?....... I was impressed by how well thought out each of your objectives were...

Hopefully I have the opportunity to get some advice from you in the future,
