To Sub or not to Sub

Where have you found success during your rehab: 

1. What issues have you encountered when you act as the General Contractor and sub out the work yourself? 

2. Would you allow a subcontractor without a license work on your project, what kind of risk are you liable for? 

3. How much do you love the project management side of your rehab?

1. Pretty much everything under the sun. Thing is even if you are not the GC you still have the problem. 

2. The correct answer is no but there will be times you will be under the gun and have no choice. I guarantee most of your competition does.  It is a risk/reward decision that shouldnt be taken lightly. 

3. I must love it since I do it every day lol. I may be biased on that one though.

@Fernando Garcia a mentor told me don’t sub or GC. You will pay premium. Find a team like:

- drywall guy

- plumber

- hvac guy

- electric guy

And a handyman!!

You will save $$$$. This was the instruction a guy who has done flips for 20 Years told me. I hope this helps

1. Not really any, when I am able to use my preferred subs... I also self perform as much as possible.

2. Depends on the scope of work. I use both.

3. Being in control is the best part. I rather know exactly why something went off coarse than listen to a bunch of excuses and sign a change order.

1.  I'd probably need a more specific question to answer on this one. 

2. No.  A lot of trades in my area are not req'd to be licensed.  So I would not require one either of whomever I hired.  But...i would never hire a plumber, or electrician, for example, who was not licensed.

3.  My W2 day job is Project Engineer and Project Manager.  So I don't mind subbing out.  I've subbed a lot and I've also hired Builders and Remodelers.  There are pros and cons to each way.  

I enjoy this subject area.  So if you put @Scott P in you posts I'm happy to share thoughts when I receive the auto-notification.

I've pulled permits to work in Phoenix.  If you're in the City proper I believe you need to follow all the rules.  I found it on the strict side compared to a lot of the U.S.
