Hi Luan, there might be a misunderstanding.  I had boots on the ground (my own) in Fort Wayne for many years but I wasn't actually looking for anyone else there.  I live a few hours away now but I'm happy to give you info about my experience there if that helps.

It's possible tenants would fill basement with junk and leave it behind when they leave...

Hi Anthony, a couple of years ago while in 'Wichita I met a fellow who does fix and flips.  He's a Pro Member on here but he may not be very active.  I don't think he'd mind me listing his name, @MrJosephHamer.  I don't know if he's interested in mentoring but he might be a contact who could help in some way.

I don't live in Kansas at this time, but I'm interested in owning a rental in Wichita Kansas and I'm interested in mentoring.   I'll send you a text in a day or so and see if you have time to talk.  In the meantime, you're welcome to read some of my posts to learn a little about me.

Fun fact: I had a job once in Garden City, if I remember correctly.  It was at a beef processing plant there.

Thanks @Nathan Gesner I admit is seems odd that we couldn't require a SS#.  I'm probably older than a lot of people here.  I didn't stop requesting SSNs for no reason.  But I could've made a mistake in my understanding of law "back in the day."

My memory is that there was a time when we were not allowed to require them, but maybe I'm wrong or maybe the law changed back.  I also remember a time when we could claim a dependent on our tax returns even if the dependent didn't have a SSN.  After all, a baby can't work.  Why would a child need a SSN? But my memory is that around the mid 90s all babies born had to have a # in order to be claimed as a dependent on tax returns.  Similarly there was a time when we needed a Doctor's prescription to turn in a receipt for an OTC med, like Zyrtec, to a FSA or HSA or both, but now a script is not req'd, I believe.

Anyway, I didn't stop requesting SSNs for no reason.  If I can remember what gave me that impression I'll post it.  I did do a search a few minutes ago and I admit I can't easily find anything that prohibits it now-a-days.

@Nathan Gesner   Hmmmm....thanks for asking....i thought there was a law change quite a while back, maybe over 10 years ago, which prohibited smaller landlords like me for getting SS#s.  I could be mistaken but I know I thought it was correct at the time.  So, I took it off my Application and haven't really thought about it too much since then.

I don't remember now where I first heard about it.

Garbage disposals are my most often replaced items.  P

If it didn't smell when the tenant moved in, and if the trap hasn't dried out from non-use (or even if it has), then the tenant probably caused the smell.  What else could cause it?

If the tenant pays well and is otherwise not a problem, I'd eat the cost even though.  

I wouldn't have brought a plumber out for a smell like this without tenant's agreement to pay if nothing was wrong.  Keep that in mind for future in case you get a "needy" tenant some day.  With a PM though, you might not have that option.

Used to be able to ask for social security numbers on Applications.
