New Investor from Jacksonville, Florida!

Hello everyone!

My name is Joshua Gordon. I live in Jacksonville, FL and have recently started looking into real estate investing, specifically Wholesaleing.

I am 28 years old and my second child will be born any day now. I love my family and am tired of living paycheck to paycheck. I want to be able to just pick up one day and go on a week long vacation with my family without even thinking twice about it.

I spent 6 years in the US Navy as a Nuclear Electrician. I highly enjoyed my time traveling around the world. Would love to travel again. I am now an electrician with a local construction company. I love my current job, just would like to make more money.

I found Bigger Pockets after I started listening to real estate investing podcasts. Started out listening to Sean Terry's Flip 2 Freedom podcast and got super pumped! Moved on after listening to all of those to listening to the Bigger Pockets podcast. Another great podcast!

Would love to network with everyone to learn from their experiences and to have avenues of advice for when I am finally able to begin investing!

    Welcome Joshua . I think you are in a great market in Jacksonville area. Looks like there are many areas that can cash flow nicely . I am sure you will be able to reach your real estate goals one day . But , weeklong vacation ? How about a month long vacation ! :)

    Hey Joshua, just wanted to say hello and introduce myself. I am also an investor here in Jacksonville. Let me know if there is anything I can help you with. I am an agent, a flipper, a property manager, and a landlord. So I dabble in a little bit of everything but it pays the bills with no boss and I make my own schedule. Real estate is a great business and now is a great time to be involved in it. As Joseph M says there is actually the ability to get decent cashflow here as opposed to some other areas with much higher price to rent ratios.

    Thanks for the warm welcome! I am loving this site so far! Great info everywhere! I am currently trying to find a way to get a list of absentee owners for a cheap price so that I can write some yellow letters and get the ball rolling!

    Welcome to BP Joshua Gordon. I wish you the best in your endeavors and completely understand the desire for a higher quality of life, especially with a new one on the way. My partner and I started out targeting wholesaling but realized it was quiet competitive in our market. If an opportunity presents itself we'll take it. We actually did our first one in January but have since then branched out into other avenues of investing such as Non-Performing notes and seller financed buy & holds. If I had any advice to a new investor is to keep laser focus on your goal and to not eliminate a certain type of investment that may differ from your original plan. A deal is a deal and if there's money to be maid take advantage! I've heard too many people say that's not what they do and missed out on an awesome opportunity!
