Suggestion for the next 10 years , if possible 

purchase four plex , 

duplex , triplex, 

last resort sfr for house hacking ( no immediate cash flow )

Rinse and repeat until your personal lives change ( family, relationship, etc )

Each state you purchase property :

Develop a decent team to handle your investment properties while you enjoy your fishing/etc

As the previous thread Consensus

house hacking

Lower down payment need

 ( possible even lower with military service),

check with your lender on what occur if you are reassigned during initial owner occupied time , rinse and repeat house hacking for maybe 5 different properties, if possible

Only suggestions

Five properties should help take care of down payment and pay for majority of your personal income need for your 6th houses

Best use of owner occupied ( suggestion)

1. Four plexes ( 3 paying tenants )

2. Duplexes ( 1 paying tenant )

3. Triplexes ( 2 pay tenants ), low housing inventory 

4. Sfr

monthly holding cost ?                        <--- property managment, taxes, and expenses ( electric , etc )

Typical holding time in your market ?

Rental income versus flip ?                  <-- example only monthly cahflow $200 versus flip profit $___

Stay liquid as possible

Using your money on deals that will provide long term value cashflow and appreciations ( if possible )

One of the manys reason I been so quiet : dislike negative cashflow properties

seller market heck yes

investor buyers market must be a really decent deal ( up or down markets )

So far mixture of multifamily apartments foundation and raising money

Milwaukee is a good market for investing

Make sure you align yourself with a good team 

( agents, property mgr, attorney , etc )

It seem from other posts you mention Orlando investing.    

If so,  their are rumors Disney will be looking to purchase a large amount of local properties.
