Hello fellow BP'ers!

My name is Donovan Vicenti and I'm from The Land Of Enchantment, ABQ to be exact. I am relatively new to the REI world and like many other beginners before me I've read and seen many videos on REI. Of course what I've learned thus far is probably jus the very top of the iceberg or as we like to say here in Albuquerque, "The Tip of the Sandia's"! I haven't completed any deals as of yet, but I do have a property under contract that I'm going back and forth on as to what to do next: wholesale or F&F? My goals in REI are to acquire Buy & Hold properties as well as do some Flip and Fix. I would also like to see what the possibilites are of becoming a Hard Money lender at some point but first I think I need to learn the business before I even think of lending out funds. Well that's about it from me for now ... I do enjoy reading all the posts that are on BP and will continue to learn from all you seasoned investors! Take Care and God Bless!

    @Account Closed It is hard to get some deals going but seems like even harder to know what to do next once you do have a deal!! Keep truckin' and don't give up as I was told. You'll land your first deal soon enough.

    Hello @Donovan Vicenti I'm also new to the ABQ area, REI and BP. I have one property back in St. Louis that was my primary residence that I turned in to a rental. But other than that I'm trying to get the wheels rolling also. Not sure how the non-market place forums work as far as collaborating, my previous post got deleted because I didn't follow the rules. I guess the way to do it is to just search out my profile here on bigger pockets and we can share stories and introduce ourselves.

    @Tyson Hosey Yeah I looked over the rules and there are plenty of them to follow but I can message you and we can go from there.

    @Lydia S. Thank You for the welcoming! I've attended one REI meetup so far. It was called ABQ REI and they meet every 3rd Wednesday of the month. I don't think I'll make this months as I'll be on travel for my day job but I'll look for others to attend. Do you have any recommendations on other REI meetup groups?

    Invest in Debt is one group I've heard about but have not yet attended personally.

    ABQREIA is the only group I attend, but I missed the last one due to travel.

    Check the meet-up dot com site and other forums here to find others.  One is only for investors who have already done a deal.

    The other REIA groups in Albuquerque/Santa Fe (BP deleted my post with the links) are listed on Meetup.com. Just search "real estate" within 100 mi. of ABQ and you'll get:

    • ABQREIA, $10/meeting. Different speaker each month. 
    • ACRE, (ABQ Congress on Real Estate), which is the granddaddy of clubs in ABQ and meets twice monthly. $10/meeting. Different speaker each month. 
    • New Mexico Real Estate Mastermind group (for experienced investors; meets next Saturday, 9/3). It is free. You will also find info on this one in the Events section here on BP:

    • My new Apartment Investor Breakfast Club, which meets Friday, 9/9 and October 14. It's free on 9/9, but $10 in the future (donated to charity). You will also find info on this one in the Events section here on BP:

    • Apartment Investor Mastery, which meets on 9/7. I've heard Brad on several podcasts and he's always informative (he does not attend local Meetup). I plan to be there. It's free. 
    • New Mexico Tiny House Association, which is currently online-only on Meetup and Facebook, but very active online. Free. 
    • New Mexico New Investors/Wholesalers (their site on Meetup says all monthly meetings cancelled until further notice after their August meeting). 
    • Santa Fe Real Estate Investment Assoc. $99/year. Meets 9/22.

    Welcome @Donovan Vicenti! I grew up in Albuquerque, but haven't been back in a long time. Remember it being a cool town and recently wondered what the real estate market is like out there? 

    If you don't mind my asking, how's the housing, rental and job market out there?

    @Sundeep Amin Thnaks for the welcome! Well the 505 is still here with not much change, not even in the Lobos! 😉 As for the market for housing and jobs, housing is good, development on the westside continues while the job market is steady. We still have KAFB and the Labs so all in all, it's good. You should plan a trip back sometime. October is right around the corner, time for those Hot Air Balloons!
