Hello BP!

I’m installing a range hood and need to exhaust out the side of the house, through two layers of brick (built in 1890’s) I’ve tuckpointed everything but don’t know how big to make the hole for the vent to the outside. Any suggestions? Also, what are some tips for proper installation?

I really like the St. Ann area for rentals. I haven't had one there, but I know a lot of people that have actually lived there. the houses are great for small families, couples or a single person because most of them are relatively small. That said, the rent rates are pretty good for the amount you have to invest into the property.

Hello BP! I have a couple of SFR's and one of them has a TON of equity in it. I've called around and found one of the bigger banks that will do cash out on a rental. While I was chatting with the loan officer, he made it pretty clear that most banks won't do cash out on a rental these days. Has anyone else had success with this process? I wasn't able to go through with that refinance and am trying to find a place that will do it.

Thanks for the post on this. My old STL house has a lot of foundation repair needed, so I'm glad you posted this update. Makes it seem a lot easier than what I had in my head.

@Channon Dade Thank you so much for sharing your insight. That’s extremely helpful. I’ll look into those websites that you mentioned. My property isn’t ready yet, in fact I close on it on Thursday. But the development of the district has only begun and won’t be completed for a while either. I hope to finish my renovation before they complete their construction, but We’ll see. If I don’t complete it before they do, then I might have time then to go to the companies and see what their needs are. I really am unclear now that I’ve discovered this new development as to what exactly I want as my exit strategy. I could rent it out as a corporate rental, or I could sell it to those companies. I could also just Airbnb/VRBO the property or sell it on the retail market.

@Levi Bennett If my realtor has plenty of connections and is someone who hustles his butt off..would he be the guy to talk to or should I look into a real estate attorney? Or would the attorney be unnecessary at this point?
