Welcome @Donovan Vicenti! I grew up in Albuquerque, but haven't been back in a long time. Remember it being a cool town and recently wondered what the real estate market is like out there? 

If you don't mind my asking, how's the housing, rental and job market out there?

Congrats as well. I've been wanting to try a vacation rental, but am concerned about finding a reliable housekeeper myself depending on where I decide to go, unfortunately it would be too far to do myself. Would be curious to see how other's who are  far from their properties go about finding a housekeeper or two to keep things going smoothly.

I've always wondered how investors handled the cleaning of sheets and other things that required washing. 

Do the cleaning folks you hire do that? If so, do they take it with them and bring it back next time or wash onsite if you have a washer/dryer?

Thanks @Jeff Graves and @Garry C. for some great vacation rental tips, I use VRBO and Airbnb when I take vacations and try to keep notes one places that are awesome and they include a lot of the things you mention.

Seems like you can forgo the 25-35% PM fees if you can find a reliable housekeeper and handyman, so that potentially could make a VR work when it initially might not have.

@Justin Silverio, direct mail seems to be the way people find the best deals in almost all markets. Do you mind sharing how you come up with a list to mail to? Do  you use a list source company or make your own list by driving for dollars and just mailing places you find, or...?
