I work for a company that buys properties in as-is, where-is condition and turn the properties over to investors. They get in, do the repairs, and put them back on the market for rent or sale, whichever you are looking to do. Our properties are usually 50% below current market values. We have private inventory and many of our deals are off market.

    Hello and welcome to BP!  It sounds like you are under a good profession that will take your investing and promising.  Just do what you like to do.  Try to invest as close to the city as you can.  Near ( walking distance ) to public transportation is a plus.  Try to get a location hasof a property..  Always do the numbers and try to look at the property or at least put a clause in the sales contract allowing you to back out without having to pay more penalty than you put up as earnest money.  Always take out insurance on the property to protect you if there is a loss.   Always change the exterior door locks as soon as you can after you close.  If the door locks are still in good shape just install them at another address.

    I am 59 years old and I found BP about 7 months ago and I am still trying to decide what to do.  I went to college, and it is not mandatory, and I got a business degree.    Since I was in Texas I was qualified to get a broker license without having to take anything extra.  I kept that license for about 30 years.  I did close a few deals for other people.   My father has been in real estate for about 40 years and he has taught me a little bit.
