@Colin York I'm still educating and figuring this out myself but it's my understanding you can upload your current marketing/mailing list to FB and FB will create a custom audience and then target those specific leads if they can find them with the information you've provided. Then, you can create a "lookalike" audience based on the information from the custom audience to reach an even broader demo.

This thread and your documentation are INCREDIBLY valuable! I see so many others hiding their strategies as if they're protecting the holy grail and I truly appreciate you being open and sharing this journey. I will be starting my own FB ad campaign but plan on targeting apartment owners instead of home owners and plan on using this as a guide. Please continue to update your progress and good luck!

Beautiful mountain property on nearly half acre would make a great flip or vacation rental. Many updates already completed including added on kitchen, living room, newer windows, 2 car garage, master bed/bath, newer hot water heater and furnace. Original home is 803 square feet with an addition built off the back/side. Propane forced air furnace with roughly ~400 gallon propane tank. 2. 26788 Richmond Hill Rd Sold on 5/11/2018 for $350,000. Less square footage than subject at 1573. 2 bedroom 2 bathroom. Not updated. Comp does sit on nearly 3 acres which does make it more desirable.

3. 33671 Beverly Rd Sold on 10/04/2017 for $345,000. Less square footage than subject at 1200. 2 bedroom 1 bathroom, 1 less bathroom than subject. Well maintained property but not updated at all.

Hello BP community! I’m in need of the BEST real estate investing conferences out there. I’ve attended Joe Fairless’ Best Ever Conference 2 Years now and love that content and format. I was really hoping to attend Tara Yarber’s PNW Badass event last week but was unable to make it out. What other GREAT events are out there and still coming up this year? If you’re looking for cheaper options I’m with Broker’s Guild and they allow their agents to transact their own deals for $0/per. I only pay a very small flat rate transaction fee if I buy or sell for a client.

I am also looking for a reliable handy-person/contractor to help me turnover a few of my units in Colorado Springs. I am located up in Denver and most of my guys aren't willing to commute down for the job.

Anyone in El Paso County know of any reliable contacts? Possibly a contractor down in Pueblo looking for some work?

I have a few questions for all my fellow wholesalers/investors out there. These questions are not specific to my market, Denver, CO, as I would value input from wholesalers across the U.S.

1. Where are you spending your marketing dollars? Direct mail? Newspapers? Google Ads? Facebook Ads? Door Hangers? You get the picture!

2. What types of returns/response rates are you seeing through each marketing channel?

3. What is the typical price per lead(or price per deal, whichever metric you track) through the various marketing channels?

I would greatly value and appreciate your input!
