In the state of Colorado - if I were to buy a foreclosure HOA lien for $9,500.00 and the property value is $165,000.00... What would happen to the first and second mortgages?

I work for a company that buys properties in as-is, where-is condition and turn the properties over to investors. They get in, do the repairs, and put them back on the market for rent or sale, whichever you are looking to do. Our properties are usually 50% below current market values. We have private inventory and many of our deals are off market.

Okay, my fault. 

Here are some more details:

4500 sq ft. total. (1125 per unit)

parking lot / community wash and dryer room

GC to get permits, material, all things that apply to building the structure.

2 bed 2 bath.

I want to buy an acre of land and put it up as collateral for a construction loan. I just don't have much idea as to how much it would cost me to build it. Ideally, I'd like to live in one for a short period of time and rent out the other three. 

If I charge $1000 per unit including myself; I'm trying to figure out if the rent will pay off the property or if I have to come out of pocket.

How much money would it cost to build a four plex from scratch? I already have an acre of land but I would need the permits, materials, plans, etc...

I live in the Denver area.

@Jonathan C. That's awesome! as a buyer's agent myself I'm interested to know what type of reports you ran through the MLS system to maximize such a return on an investment. I find it so hard to find good buys through short sales...so many realtors in my market are flipping homes right now but there's still a huge market for it based on the lack of inventory and the quality of homes for sale.

So again, what MLS reports and data did you run to find your target neighborhood and such a great diamond in the ruff.

By the way, the that incentive on forgoing commission to motivate the listing...genius
