New Investor from Denver/Boulder area
Hello BP Community,
I'm a part of a new investor team split between Denver and Boulder, and wow - what a great community site! I am fairly new to real estate investing - my experience is limited to 4 purchases and 2 sales. I have a background in marketing and financial analysis. I are planning to invest in existing housing between Denver and Boulder; ideally fix and flips in the $180-$250K range. I would love to get experienced investors perspectives on Broomfield, Westminster, Thornton, Longmont and surrounding areas. I'm interested in connecting with other active investors in the area as well as real estate agents, especially if you have experience in short sales.
Hi Shannon,
Welcome to BP. There is great community and lots of information here available. I have not worked on short sales but I also have a plan to work with investors on Fix and Flips here. I think there are a lot of opportunities if you are diligent in searching. I would love to connect with you and see how I can assist you in obtaining the goals of your investment team.

what aspects of short sales are you concerned about. Also, why is this a focus of your strategy?
Welcome to BP Shannon! This site is a great resource. I'd be glad to connect and be on the lookout for potential properties.
Welcome !
Welcome to the site!
Thanks all for the welcome! Adam K. - Regarding short sales; this isn't necessarily the focus of my strategy. I'm interested in acquiring solid properties at good prices so I'm expecting to look at properties to buy that are in many different stages of ownership. This is just an area where I don't have any experience. Thanks for the question!
@Shannon Connell short sales are history for the most part. They can happen but with the appreciation we have seen unless the situation is a total train wreck most people are able to get out without going the short sale route. I'm sure there are still some but the volume is so low that it's hard to find deals in that space.
Thanks for the info Bill S
Come on out to the Erie Meetup next month to meet some local folks who can give you a good idea of where and how you can be looking for those deals that will make sense for you.

Will do Dan, thank you!
Short sales are few and far between but they DO still exist. My colleague has one right now. That being said, short sales can take months, even years to close if ever at all. Good luck witheverything! Please feel to reach out to me :-)
