Hi Drew, I haven't hired the wrong property manager, I have met a lot of them and based on their offerings and there personality have been turned off by many of them.  I am always concerned about the overall business and making the best decision for my property and my tenants. Just like there are rock-start agents out there and some not as great agents, I feel the same for property managers.  I also strongly believe that if the first impression is bad it takes a lot to change that view.  I don't think I have said anything to bash property managers as I feel that it is a necessary service to guard my wealth.

Hi All, I am looking for an amazing property manager.  I have a great one now but they are ending their service.  If you know of someone that has a reasonable service, I will have 4 doors for the rentals and I have a few other friends that are looking for property managers as well.

It went great. I learned some things about the market. It is great because we have a team there now. We are about to close on our second one.  The water bill right now is the only challenge as that is paid by the owner but some property managers have now added the water bill to the rent charges which is what I am looking into now.  I haven't had good experiences with title companies out there for some reason.  

I am also looking for a new property manager.

Purchase price: $91,800
Cash invested: $25,000

Great Duplex Cash flowing about $500 a month.

@Cherie Tormey Hi Cherie, I am a Realtor in the metro area and I would suggest getting an agent to come look at it. I have a few cash buyers that I work directly with because I know they are fair and reasonable. I also have listed a few flips because there are some flippers out there that will pay too much for a home.

As for the market it appears to had the normal seasonal slow down and we are seeing some bidding wars but not like it was a few months ago.

@Jim K. I would do it that way if I was thinking in hours. The hours add the context. For me I can do it any of the ways above and because I am a math but I just simply add it in my head without breaking the numbers.

I am adding to my lease that any firearms on the premises must be disclosed and be secured in a gun locker or with a trigger lock.
