 I have used public homeowner lists from the county. In my locale it will show both mailing and physical address. Best.

Consider marketing to non-resident owners. Maybe you will pick up a property from an investor who is thinking about cashing out of buy 'n holds or maybe just wants to wholesale something off.

I have walked away from a few but got close. Most notable issues were the neighborhoods and the poor rehab quality.  A lot of gotchas so do a lot of due diligence on everyone involved in the flip and property management.

Glad to hear some flippers in this area can still find deals to flip ! Great to hear and if dirty carpet from showings is your biggest problem - relax be happy ;)

I fill out my own contracts and a very investor friendly (and patient) agent reviews and sends them over. It is a cookie cutter approach. Only a few lines of each contract need to be changed for each property so it really does not take a lot of time.

Albeit hard to find, I think you can get  decent cash flow.

However, beware not all turnkey providers are working in your best interest. 

So do a lot of due diligence on the company, their rehab contractors, the current tenants, and the neighborhood. Also check local municipal rental requirements/codes.

Remember you are buying a flip that you did not rehab, with a tenant you didn't choose, in a neighborhood you don't know.

Normal. It is a very 'low barrier to entry' biz so a lot of posers and scamsters. Be patient and do a lot of due dili' or avoid that segment of the market and create your own deals.

In my opinion, monthly rents should total a minimum 1% of purchase price and preferably more. Also I never listen to "rents should/could be more" , I base calculations only on current rents or in quickly rising rental markets previous years rent rates
