STR Market Potential in Augusta, GA, Area?
I'm not fond of location-specific posts because of their limited interest to the full readership, but here I am making one.
My mom just went into assisted living, and my sisters and I are considering STR-ing her house, which is located in a suburb of Augusta, GA.
Anyone have any knowledge of the market there? Obviously the big event there is the Masters golf tournament in April, but I'm not sure if golf attracts STR guests the rest of the year or if the area would otherwise attract guests.
I welcome any insight. Thanks.
I have a friend of a friend that AirBnBs a place and I was told it rents 3 of 4 weeks a month. I was told she makes about 3 time what she would if she had regular tenants.

If you haven't already, I'd recommend spending some time on AirBNB/VRBO and looking at comparable properties, get a feel for their rates and occupancy.

You don't necessarily have to rent your STRs to vacationing people. I have 23 in my town, and 99% of my renters are contractors working short term jobs at a local industry. They are those scary looking people with neck tattoos doing skilled labor at a petrochemical refinery.

I had a friend who did AirBnB in his home and had a steady stream of renters for various events in town as well as corporate / medical folks who come in for a few days at a time. I believe he was consistently renting some rooms for 2 - 3 weeks a month. He ended up with repeat folks. Another friend has had good traffic at their home with AirBnB but it is not booked quite as often. Both homes are are within the same general area convenient to the interstate, downtown, and the golf course and the owner stays in the home during rentals (except masters). There is a need for 3 - 6 month rentals as well due to the amount of new construction going on in the area. People come in and buy a new home but their houses will not be done for a few months.
My sister is now leaning toward long-term rentals to soldiers stationed at Ft. Gordon. She feels that, other than the golf course, there's not much to attract folks to the suburbs of Augusta. Thanks for the info about new construction.
