i know this is a very old post but if y'all are still interested Costco has Postcards 4x6 for .0511 cents per card plus tax, and .0708 cents per card (8.5x5.5) plus tax.

I talked to a local bank and that’s what they said their going rate was. I figure the interest rate really doesn’t matter as long as it cash flows. I’m not a fan of HOAs but finding a duplex or town home here don’t seem to be available with out them.

Thanks for the input. Am I being over zealous on the vacancy and maintenance? 

Can someone help me? Im not really sure how to estimate the expenses. Im guessing on the HOA fees. I need to contact the agent for more accurate numbers on that. Im trying to be conservative. Any advice will be greatly appreciated.
