Thanks. Good suggestions, Cara.

Slightly off-topic, but does this (or any other BP) forum have a digest form for posts? I love reading the posts, but the number of email notifications can get annoying. I'd rather have a week's worth of posts ganged together in a weekly email.I especially dislike getting geography-specific posts about areas I'm not in.

Anyone else feel this way.

@Jeffrey Allenczy: Do not make your guests take the trash to the curb (in case you were considering that).

Target people traveling for work.

I, too, am staying in an STR, and yes, my perspective has become WAY more critical since I became a host. This is a nice, clean basement apartment, but very under-supplied. My practice is to give a better-than-deserved review to other hosts but provide detailed suggestions in private feedback.

Here's my list:

Extremely precarious and difficult entry from driveway, involving loose rocks, steps, super-narrow brick path. I arrived in a wheelchair. Getting in was not easy.

Dirty Stovetop.

@Sarah Lorenz, you would not have been happy with the single frying pan here as the sole cookware.

Capacity of 4, but flatware settings for 2, along with small collection of cooking utensils.

Basement apartment = spiders. They don't bother me, but many guests freak over them.

Awkward living-room layout that makes it nearly impossible to watch TV.

Passageway of about 10" into dining room.

Cupboard that opens on, and is only accessible from, the living room rather than the kitchen.

Basement apartment = noise upstairs. Mostly tolerable, except there is a child who periodically gallops the length of the house for up to 30 mins at a time.

Dish detergent and body wash seem to be watered down.

One, repeat 1, towel each for 2 people for 9 days. 2 rolls of TP.

No house manual /house rules.

At least it's better than the one in Chicago last year with a giant hair clog in the shower drain and tons of disgusting leftovers in the fridge (and lots more stuff).

Don't overdo it on the plug-ins, though. I got one of my only negative reviews from a guy when ranted about the overpowering "potpourri" smell. Amusingly, I do have potpourri, but it's probably at least 20 years old and no longer has a smell. What he was really referring to was a plug-in, which was referenced in my house manual with the notation to "unplug it if it bothers you."But, as many hosts know, guests aren't great about reading listings, house manuals, and other instructions. No more plug-ins.

My town has a population of 1,640, although my STR is in the larger unincorporated surroundings. The market here consists of about 30 STRs. Honestly, I was stunned when I started at how successful I was in a small area that is not extremely well-known. I do have the advantage of a National Forest, National Recreation Area, and the Columbia River close by. I have actually done well enough to sustain 2 listings, though I have to now sell my 2nd one because of HOA restrictions.

As others have said, I think you can furnish for less than you think. I furnished my second listing (2 Bd/1 Ba) for about $13,000.

I think this tends to be a regional thing. I've heard of certain beach-resort areas, for example, where it's customary for guests to bring their own.

Mostly agree, and I find the negativity in the various discussion groups can be contagious. For example, I had a recent group of guests who didn't leave at check-out time. When it got to the 2-hour point, I had a rather unpleasant encounter with the wife (the husband and a son were out in nature somewhere, which is why they hadn't left). The thing is, while I often would have had a same-day turnover on a Sunday, which this was, I didn't that day. Other than being upset over being taken advantage of, I didn't have any practical reason for wanting them gone. I regret confronting the wife and totally dodged a bullet because they did not review me.

My business model is guest service. That's why I don't get upset about most of the things on your list. Because I do my own cleaning and would have been in a real pickle if I HAD had a same-day turnover that Sunday (they also left the place filthy), I do get upset by late checkouts and address that issue in my house rules.
