What does everyone think about Airbnb latest release, I was on the zoom meeting and am wondering what % my listings will be at with there new % ratings, some people will not be happy with where there % ends up.

We will see the impact of what the % does...

The 1% release will put a trophy icon listings that are in Airbnb's top listings globally.

If there are and estimated 7 million listings, then there will only be 70,000 listings getting this designation.  If you get it, then I bet you will get great traffic to your listing and be able to command a higher ADR and occupancy.

It is probably happening already today in Airbnb's algorithm, but hosts and guests don't explicitly see it.  If I were to guess, it will go to every listing on the homepage for each of the categories.  There are currently 60 categories.  Each page has 20 listings.  That would be 1,200 listings right off the top.  Airbnb has room for 3,500 full pages of 1% listings.

Overall, I think it is likely a good thing.  It will help us assess where the "bar" is in terms of competition and what consumers are looking for on the platform.

This feels gimmicky and overrated to me.  This will go too really unique/niche listings like treehouses in a national forest.  That is cool, but for those running a business at any level of scale, not of any significant importance.

    @Nathan M kiefer

I already get most of my bookings from Vrbo because I have true vacation rentals and not an "Airbnb" type property.

So this will just make it less likely that I get many bookings from Airbnb, and I'm ok with that.

I understood it from the meeting that it was assessed for area not globally but I may be wrong. I might have heard it wrong

It will only be by the " guest favorite" banner as I understand it

If you already have super host and guest favorite what’s the metric to make 1%?

Interesting concept. I agree that this will be for exotic-type properties.

Looks like here is some clarification - it will have an impact just not sure how much.

looks like the algorithm is will be similar use and type. Could be pretty cool and interesting to see how it works out??

UPDATE -I didn't get a top % even though my lowest rating on my properties are 4.96 and 5 star but I have seen others with the "top 5%" or "top 10%" of listings.

Wondering if any of yours have populated yet?

Not sure how much of an impact this can realistically have. ABNB needs to book a lot more than their top 1-10% of properties to stay as profitable. Those properties are likely to book up fast, and probably do already, leaving the other 90% for the rest of the guests who don't plan ahead that much.

Seems like a passive aggressive way to get owners to up their game and differentiate, similar to the categories. Or maybe it's to help highly optimized properties justify a higher ADR and therefore higher fees? Would be interesting to know how much of their revenue is do to a small percentage of high performers.

Here is an example of one of them I've found.

looks like 5 star is a must without exception - haven't found one without it. But clearly other items are required because some that have 5 star are not getting the distinction

Could be. I had to clear my cookies to see the trophy but now it shows! Question is that I still don't see a way to filter for these homes? As of right now I can only filter by Guest Favorite, although that could certainly change.

At the moment it is not clear how much it greases the algorithm, if at all, because when I zoomed in on the extent of my market's city limits and clicked the Top 15 listed only a third had the trophy, with 1 top 55 and 4 top 10%s.

I'm in the 5% club with 67 reviews at 4.99 and still buried many pages back until you filter for pets, then I pop up midway down page 1. I'll take it, I guess?  😂
