We charge $$75 per dog up to 2. So far so good.

Like @Lauren Kormylo, we have a large pet crate ready to go along with a full compliment of sofa covers for those dogs that need to be on the couch.

We also have embroidered bright yellow towels that say Wiper Your Paws. They get full use.

We also have a portable Bissell that people can use to clean up messes and they do.

I find that pet friendly STRs are far and few between so dog people really take care of the place when they are there.

Hey @Chris Brown, make sure whomever you use gives you the rights to the photos.

Make sure they are yours and not theirs.

Hehe! Well it only takes 15 seconds and it gives me an idea of how things are going there plus what to expect when cleanup comes. I find that folks who set the thermostat at 60 or 80 are going to be trouble in other areas.

I am not in agreement with the look at identical properties.

Oftentimes, guests searching for a place will give up some space for a better price.

I don't mean compare your 5/5 to a 1/1. But a 3/3 will fit a lot of people and if it is 50% less, they might consider booking the place.

We have a simple WiFi thermostat (Emerson Sensi) but it gives me alerts when things are out of spec.

Everyone else said it best!

Start with the RE agent then start looking around to see what others in the areas are doing with their STRs.

Amenities, nightly rates and occupancy. That will give you a pretty good idea of what you will be able to do with the property.

Well @Krishnan Iyer, you never know how you are going to do with it.

Give it a try and see how it works. We are 50/50 now but used to be more 80/20 in favor of VRBO.

It's worth the effort.
