Quote from @Robin Cornacchio:

@Michael Baum I wouldn’t mind doing it if I was going to be living in the state.

I manage our lakehouse from 370 miles away. It is very doable, especially in a metro like Atlanta. Lots of supporting businesses like cleaners and handy people to help maintain it.

Once you have your supporting staff setup, it isn't that hard.

Hey@Robin Cornacchio, any thought about doing it yourself?

Those big national managers seem to have terrible all around reviews and service.

Hey @Olga K., so there isn't much available in the resort for sale.

Even worse is that there are almost no rentals listed on AirBNB and VRBO in that community.

So it seems like either they don't list on the major OTAs and only use their own booking site or they just don't allow it.

So, you have to call them up. I couldn't get any info from the site. You have to fill out a form and wait for a response on booking a cabin or condo or whatever they have.

One thing going for it is the purchase price. 70k for a 1/1 "cabin" site. They aren't really cabins but park models but with the amenities it doesn't seem like a terrible deal. HOA was $185 on one place I looked at. There are only 3 for sale right now.

I think everyone has covered it pretty well @William Blaker.

@Jason Wray, tell us more about this 5% down loan you mentioned? That is not something I have ever seen available, ever really.

We charge $$75 per dog up to 2. So far so good.

Like @Lauren Kormylo, we have a large pet crate ready to go along with a full compliment of sofa covers for those dogs that need to be on the couch.

We also have embroidered bright yellow towels that say Wiper Your Paws. They get full use.

We also have a portable Bissell that people can use to clean up messes and they do.

I find that pet friendly STRs are far and few between so dog people really take care of the place when they are there.

This should probably be in the classifieds section. Looking for private funding, that sort of thing. Not in this forum @Alexander Canha.

Hey @Chris Brown, make sure whomever you use gives you the rights to the photos.

Make sure they are yours and not theirs.

We have a simple WiFi thermostat (Emerson Sensi) but it gives me alerts when things are out of spec.

Like humidity. If you see the thermostat stays 65 degrees but humidity is 80% inside. You know they have the windows open. N. Idaho doesn't see super high humidity. Usually in the 30's but combine with AC running. Yikes.

Other than that, we don't cap any settings and so far so good. I do look at the settings a few times a day and if I feel they are out of whack, I will change it on the fly.

You look a few times a day?

We need to come up with a hobby for you.  ðŸ¤£
Hehe! Well it only takes 15 seconds and it gives me an idea of how things are going there plus what to expect when cleanup comes. I find that folks who set the thermostat at 60 or 80 are going to be trouble in other areas.

I am not in agreement with the look at identical properties.

Oftentimes, guests searching for a place will give up some space for a better price.

I don't mean compare your 5/5 to a 1/1. But a 3/3 will fit a lot of people and if it is 50% less, they might consider booking the place.
