I like the far westside of Fort Worth, White Settlement and Benbrook. The best deals are usually in White Settlement or far west Fort Worth.

@Damon Duperre what class areas are the one you mention ? What are  solid B areas in  D-FW ?

    I am talking about single family houses currently worth about $80,000 to $125,000. I would consider that the middle part of the low income housing  class. Is that what you mean by "B" class?

    Generally speaking, we can divide each market on A, B, C and D class

    A class - The best area in town, new construction, low crime, best school distracts, usually most expensive housed in town where Business owners, C-level executives or just purely reach people own. Generally you can not have a cash flow there, but a good appreciation (eventually)  

    B class - high and upper-middle class people - mix between high workings class people (blue collar) and white collar. Generally a bit old house, mix between SFR and MFR, Schools are still great (not the best), crime is low to mid.

    C class - low to upper-middle class - purely blue collar working class people, a lof MFR, less SFR, crime is medium, school districts are not that great, mix between commercial and residential areas. Generally this property have a great cash flow, but no or low appreciation.

    D class - the worse part of town. gangs, drugs, neighborhoods that you do not want to be after sunset...

    So for D-FW - what would you consider for B area ?

    Mostly outside the city limits in the suburbs like Benbrook but also far west Fort Worth in the Westpoint area.

    @Shital Thakkar  I know this is a late response but I am buying and selling in the Burleson and Crowley area and it is a great place to pick up really good cash flowing properties.  Feel free to reach out to me and I can share some knowledge about these areas as well.

    What kind of cash flow are you seeing in those areas, and are they B or C areas?
