What kind of cash flow are you seeing in those areas, and are they B or C areas?

Hello all,

I'm looking for areas of Fort Worth to invest in buy-and-hold properties, but there is a tremendous amount of competition and I have lost out on several properties with multi-offer situations despite having perfect credit and financing in place. My agent and I are often seeing properties within hours of them hitting the MLS, and they are usually selling within 72 hrs, often over the asking price to the extent the investment math no longer works.

Looking for homes in the $135-150K range.

Any advice on how to beat out the competition is great appreciated.  It just seems everyone in this area has the same appetite for the same types of properties.
