Id be looking on the mls and checking out all the cash purchases in that area in the last 6 month to a year.  Try and reverse search their info and start making phone calls to as many cash buyers that have bought similar type of properties.  Look at buyers that have bought commercial properties as well.  If you dont have acccess to the mls, I would suggest making friends with an agent that would hook you up.  Hit the phone like crazy and find you some real buyers.  Let me know if you need any other help.

I have bought everything from auction properties, to mls and straight off market.  I am definitely looking for some great ideas on marketing straight to home owners, mailers, driving for dollars, social media, I do it.  Does anyone have any creative ideas for getting the deals flowing to you?

@Jose Flores Thanks for the great tips!   I go to the court house steps every first Tuesday of the month to network with some solid buyers, but I never thought to go to a building material auctions, genius!  Im always open to learning more about finding solid buyers and great deals.  Thanks again

@Shital Thakkar  I know this is a late response but I am buying and selling in the Burleson and Crowley area and it is a great place to pick up really good cash flowing properties.  Feel free to reach out to me and I can share some knowledge about these areas as well.

@ Derek... Ideally I would like to assign this contract, but if not then I will put this deal on the MLS for around 60k.

I Just got this 2/1 1300sqft single family home under contract, built in the 1940's with some updating and addition. Tax appraisal right at 74k, Comps with 300-400 less square footage coming in at 55k. There is a tenant currently in the home renting for $600 a month, which is very cheap for the area, average rents $750 and up. I have this property under contract for 48k, not the best spread by any means, but the question is, how can I make this deal the most profitable?

@ Brandon... Your absolutely right. Ideally If I could get it 70% arv or less would be perfect, but like you said market is good and I think the current renter in there is definitely a plus. I think I would even go 80%.

Picked up a lead off my website, fairly motivated seller, selling do to medical issues, Residential Home, 3/2 1600sq ft, I can get this home for about 10k-15k dollars below market value, comps are coming in at 95k-110k. Owner has a current renter @ $1100 a month, wanting to stay in the home... Maybe a possible owner finance situation with owner. He has some equity built into it so he has some room to negotiate... he wouldn't tell me how much equity. Any Suggestions?
