Cleaning Unit for Turnover

I'm curious what you all, who have property managers, are charged for a cleaning of your condo whenever you have a tenant turnover?

@Rob Chopra it likely may depend on the work that is required to make it ready for the next tenant. There are usually some minimum services like painting and house cleaning, but if additional renovation or maintenance is required, that will add to the price. Did your property management company give you a quote for a standard service?

Hey Ryan, yes I was told that just a cleaning alone, not any repairs, would be around $200-$250 but was shocked when I was sent an itemized bill and was charged $550 to clean a 2BR/2B condo downtown. Tell me that's not typical.

@Rob Chopra if they didn't do anything more than their original quote, yes, that would be unusual.

I would have said $250, which covers two people being there 3 hours. A really filthy appliance or bathroom can extend the time it takes to clean considerably. You should be able to recover those charges from your last tenant's security deposit. Did they get those funds back for you?

Depends on how big the unit is and how dirty.

The price of the service depends on the exact scope and how thorough you need them to be but I would budget $200-$400 based on my experience with cleaners. Considering they quoted you $200-$250 but are billing you $550, first inform them you did not agree to that amount and any change orders need to be discussed with you prior to approval. Go line by line in the bill and ask questions about the charges and compare to the scope of work you approved.
