My Bigger Pockets Goals for 2018- (you should do these with me)

Hey everyone,

Each year I make a list personal goals and work to make sure I hold myself accountable.  Many of these goals are private to me and my wife but a couple of them are relevant to the BP community.  

1) I plan to post a minimum of 120 times this year with a minimum of 10 posts in each calendar month.  For the purposes of this goal I count each response, blog posting or new forum post that I make.  So far I am at 3  (last year I posted a total of 1 time so this a major change for me)  I'd love it if some of you would keep me honest on this one.  

2) I plan listen to all of the BP podcasts.  I think I have listened to about 40 total prior to this year and if there is one that I remember well Ill probably skip it and move on but if I dont recall the details I am going to relisten to it.  Last year I read 62 books about half of which were on audible this year I am using my audible time for BP podcasts.  I hope to finish by June.  So far I have listened to 1-18 and am about 1/2 through show 19.  

 and now some real estate goals

3) Purchase 1 property in my Self directed Roth (just set this up in December by selling some stocks and moving the funds over to a Checkbook LLC Roth. So I am excited to track down the right opportunity and put that cash back to work. (its not a lot of money so Ill have to be selective but I think I can do it--ill keep you posted).

4) Purchase at least 1 property without a partner.  I currently have a bunch of partnership interests but I want to have at least 1 undivided interest in a property that my wife and I own outside our retirement accounts.  (This is in addition to the Roth property listed in goal 3)

Id love it if a bunch of you were to join in so if either of my first two listed goals seem like something you would like to do drop me a line or reply and get started posting/listening.  To listen to all podcasts is probably an hour a day commitment for the rest of the year but if you get behind you can always shoot for more time or start your year today instead of Jan 1.

1) Buy 3-5 rentals in 2018

2) Fly out to my rental markets (LR, Memphis, Indy, KC)

3) Network with 10 other investors

4) Attend 3-5 BP meetups or REI meetings

5) Start a blog and document my RE journey

Made a drive down to Florida so I can go see a rocket launch this week and on the drive I finished 3 podcasts.  Anymore would have been too much for one drive. Hope y'all had a good weekend.

Watched the spacex rocket launch live today and it reminded me why I didn't think it's great time be able to pop down to Florida with out asking a boss' permission first

I've always been interested in real estate investing, but never knew where to start. I found the BP podcast and forums not too long ago and I am ADDICTED!

Is there a specific BP podcast that you loved and would recommend?

 Oh I don't know there are several that I have liked I'm only up to 40 plus a few I caught here and there.  I liked the two with Grant Cardone quite a bit (those are later ones that I haven't reached in my listen them all this year goal). I don't recall the show numbers sorry.  

Love to hear some of your goals.

@Jeffrey Holst My 2018 goal is to want to invest in my first property. Given that I live in LA, I'd likely need to get a little creative with finding good deals. 

My Q1 2018 plan is mostly to get knowledgable:

- Get more involved in the BP forums (post at least 4x times a week)

- Consume REI content (listen to 3x BP podcasts a month, watch 5x BP Youtube videos a month, etc)

- Meet more investors or people in the industry - would love to find a mentor (attend at least 2 meetups/events a month)

For Q2, I will iterate on my plan based on what I've learned in Q1. I'll be sure to provide an update!

@Vivian Huang  Thanks for the goal list.  Very sensible the key as I am sure you is to follow through. 

Speaking of following though, I am interested in how everyone else is doing now that its been a month since we first started this conversation.  @Bryant Tumbelekis (not sure we ever heard what your goals were) , So how about it  @Omar Khan, @Caleb Heimsoth, @Stephen R., @Account Closed

My update,  Blew out the posting goal for Jan and now February,  (I also got the addicted badge which is fun)  I finished 41 podcasts so far so well on the way there,  I made an offer on a duplex it was  rejected so still working on that.

Unrelated to my stated goals I have made progress stabilizing my 12 unit and we are working on closing the 32 unit which we should be closing on in March,  

Sorry to blow you all up with mentions but accountability is important.

@ Jeffrey Holst I truly appreciate following up because you're right, the power is in the follow up and accountability. I've kept up with the posting and pretty close to the keeping up with the podcasts I was going to listen to and watch. I have been doing real estate seminars as well to get my feet wet and really jump in to the field. I have checked on at least one possibility and have followed up with financiers. I am going to have to go with a partner on my first 1 or 2 investments which isn't necessarily bad and I expected it. Now I just have to begin to build relationships to move in that direction.

Although I'm behind on the podcasts and blogs, I'm happy to say that I closed on my first rental property last Jan. 31st.

@Jeffrey Holst I will say that I've not met my pace goals for posting on BP. I still plan on achieving the goal though. I knocked out 2 books, one real estate one business, over the last month. The podcasts have been on almost every second I'm in my car, so that is going well. Still trying to find a property that works for me, not much of an update in this area. Thanks for following up, this made me realize how easy it is to fall behind without accountability.

@Jeffrey Holst. Love this! I have been listening to podcasts a day, and doing weekly webinars.I did my first meet up group..and it was great. I have 2 more this month I'm doing. No deals yet. But I'm learning how to look for great deals and work on mastering the numbers. Also building those relationships. Thanks for the accountability post. Keeping us on out path. Really appreciate it. Glad your kicking butt also. Glad to hear everyone is still pushing forward.

Im up to date on podcasts, listen to them every week. Have read a lot of books.

Analyze mfhs everyday - Have put in a few offers, my most recent two days ago - all have been rejected last one was close but person who beat me out had no contingencies. Still looking to get in before march 2018. Going to look at a triplex today and put in a competitive offer. Wish me luck. 

As for posting - I suck but ill try to post 2x per week starting now!

Love you're coming back around to hold us accountable @Jeffrey Holst! Quite honestly I had forgotten to look at my list of goals to keep focused and didn't accomplish as much in the first month than I could've I'd say. That said I'm keeping close on my post counts definitely need to get in here a little more often, up to podcast 80, started Set For Life just recently and I've paid all but $800 of credit card debt off. So I've made great strides and smaller ones but now I'll have to write these goals down elsewhere to keep me focused! 

Everybody's progress is awesome to read about as well and just keeps us all that much more motivated!

Thanks for keeping us honest @Jeffrey Holst! Since the start of the year I have been trying to stabilize the triplex I acquired right before the beginning of the new year. Getting new tenants and evicting an old one. Looks like in the next 30 days I should finally have the property fully-leased up with good tenants. I have been trying to keep up on the daily posts but need to do better. Thanks for the accountability!

@Jeffrey Holst Thanks for the reminder, my friend. My 2018 goals for REI are as follows:

  • Achieve CA RE License
  • Create my CA PM company
  • Take on first outside property for PM company
  • Purchase 4 properties in NY
  • Expand presence and develop partnership with a current operating REI/PM company in Upstate, NY
  • Walk away from current career IOT move to full time investment focus in REI and other business opportunities

I have additional focuses such as my reading/audio books and continued activity on this forum, but I am not setting a minimum requirement for these. Thanks again for keeping me honest and progressing forward!
