I think you should always think cashflow first - I would need a better sense of expenses vs profit to adequately answer that question of which one is better. 

Also what is your investing strategy or goal? 

Im a newbie (oakland, ca) too and should be officially closing on my first property (mfh) in a week. I understand your anxiety with mfh but a property from my research is usually good when the numbers make sense and the location is right.

Get a solid team in place of tax attorneys - cpas - Get advice from them as oppose to us. Maybe search these forums about where to find one? If you really want to invest in real estate - try owning a couple properties or 2 and see how you feel. Hope all works out for you. #cheers
