Self Directed IRA... Basically you can use your IRA for REI. Pretty awesome strategy. Welcome to the Fayetteville investment market. It has been incredibly competitive here. The barrier for entry has been slowly creeping upwards this year and delayed financing is your best bet to get into the game.

I've probably done about 15 of these this year and I would say these results are pretty typical for my delayed financing clients. We are leaving 20-25% in equity in the home and getting all of our money back to rinse and repeat. The only thing that I would say fluctuates is the cash flow.

Hello Rhett! Fayetteville is a fun market to play in. Happy to connect with you and share a bit on my thoughts regarding this market. The small MF properties are very competitive, but attainable. However, I believe SF and larger MF are more desirable here. Let me know if you have any questions!

It's all about finding the best option for your situation. A lot of people started this way. If you are confident in your numbers you can make it work. Ultimately, your numbers have to be the deciding force with all of your investment decisions.

Hi Kim,

You need to sign up through some of the popular REO/VA Foreclosure websites as a registered agent. Once you do that, each site is different and requires different criteria and/or certifications. Generally speaking, before you will "land" these listings, you may have to do some BPO's (Broker Price Opinion's).

Once you establish yourself through BPO's they will eventually throw you a bone or two. Keep in mind that many of the agents that do REO's have been doing them for a very long time. So it can be a tough thing to break into. If you can, try and find someone in your market or a surrounding one to give you a walkthrough.
