Kansas City Zip Codes
We were looking to invest in Kansas City but have never been there.... would love recommendations on what zip codes to look for or which ones to avoid...
Thank you!
Would a map like this help? PM me and I'll send you a cleaner copy. This is gathered from BP forums on the subject over the last year. I'm still new, so listen to others as well.
@Rich Kniss - Yes! That would be awesome if you would share that! Have you invested in KC yet?
@Evelyn Kop This forum has a bunch of great information on the zipcodes in Kansas City area:

Hope this helps! Also, I see you are from Pearl City! My wife and I just moved back to KC from Hawaii. We miss it so much!
@JJ Buckner - Thank you! I will read up on that forum. How is Kansas City? When did you guys move?
@Evelyn Kop, my husband and I live here and started investing last year. Let me know if we can help you at all.
For good buy and hold areas, I would say Grandview (64030), Raytown (64133 and 64138), Belton (64012) and the waldo area (64131 and 64114). Anywhere in Blue Springs, Lee's Summit or Johnson county is good, although more expensive.
@Trista Fenner - Thank you so much! I will PM you!
@Andrew Syrios- Thank you for the tip!
@Evelyn Kop good luck. I just started investing there as well. so far so good.
@Rich Kniss I would greatly appreciate a clearer copy of your excellent map. Thank you!
64110 is starting to grow around the college campus area. I close on a unique 4plex next month I may consider selling once repairs are complete.
Lorenzo Smith sounds intriguing. I'm an out of state investor but here in KC on Tues and Wed. Please PM me. I may wanna take a look at that while I'm here.

Hi Rich— would you mind sending me a copy of that map as well? Just sent you my email via private message. Thanks!
On the missouri side stay away from 64120-64129. Other than that there are pockets to stay away from but it’s more address than zip code.
