For good buy and hold areas, I would say Grandview (64030), Raytown (64133 and 64138), Belton (64012) and the waldo area (64131 and 64114). Anywhere in Blue Springs, Lee's Summit or Johnson county is good, although more expensive.

    64110 is starting to grow around the college campus area. I close on a unique 4plex next month I may consider selling once repairs are complete.

    On the missouri side stay away from 64120-64129. Other than that there are pockets to stay away from but it’s more address than zip code.
