I have been researching dielectric unions like crazy today, but I'm very grateful for the tips received here!

These are the Rheem Marathons I assume?  From what I can tell they only come as electric. I should have mentioned that this is a gas set up.  The electrical panel is not too far off so it would be possible to wire in an electric heater I believe.

An electrical anode has been ordered!  Electrical outlet is only a few feet away.

Just to confirm the standard anode is usually 3-5 feet long making it very hard to replace when the HWT is sitting on a 1 foot stool, correct?

Regardless, this tank needs to go since it's leaking...

It's been awhile since I posted in the forums, but I'm having a really weird situation with my water heater.

This is in San Diego, CA.  Within the last year and half I have had three brand new water heaters corrode and start leaking at the bottom.

All water heaters have been in the same spot at the same address installed by a professional plumber. Some of the work and tanks have been covered by warranty.

We have a Rayne water softener installed and they are coming out in a couple of weeks to test the water. The plumber is coming out tomorrow.

Any input as to why the tanks keep corroding would be very much appreciated?

I haven't really performed any maintenance to the water heaters such as replacing the anode rod or flushing out the tank. The last one was installed in early January and started leaking yesterday, so no maintenance should've been needed during that time frame.

I would also research how the transfer of deed will affect your title insurance.
My realtor has helped me with plenty of deals (buying and selling) in this area. Let me know if you want his contact info.

Did you move to Florida? Or are you just licensed there? Is Keller Williams Realty okay with having investor agents that for the most part is looking after their own portfolio? Maybe doing 1 or 2 deals per year.

I'm considering getting licensed in Missouri only to serve my own portfolio and I live in California.
