Reeb-Hosack area: feedback/opinions/advice on the

Hello! I'm looking at a SFH deal in the Reeb-Hosack area of Columbus, and I'm seeking advice from anyone who has invested there or is pretty familiar with the area. Main things I obviously am looking to figure out are:

1. is it easy to get places rented out there or is there not much demand, 

2. how have rent increases been over the last 10ish years in the area, 

3. is this area generally somewhere that’s likely to see some good appreciation

4. any serious crime concerns, or anything else I’m not thinking of!

 I did a duplex renovation did fine. very strong urban core market strong appreciation, we see new build activity there, I would stay north of 104. we would build around there and we only do urban core or urban core adjacent in columbus. look at new construction if you can't find inventory you like. plenty of lots all good appreciation in the urban core, strongest rents. I wouldn't worry at all anywhere within 2 miles of downtown. you are in the very south of south side area commission but still very strong market. once you cross 104 it's different.

1 - yes there is a lot of demand for solid rental units in that area. My office and my house are just north of Reeb-Hosack

2 - I do not have the data to support this but based on what some of the long term tenants in the area are at with their rents, I would say they have increased a lot

4 - There is crime in the area but no more than any other city

1. There is a high demand for rentals in all of Columbus. This area is hot due to it being close to downtown.  

2. Rents have been increasing quite fast in this market.

3. There are a ton of new construction builds and renovations going on in this area, which is a great sign of neighborhood growth. 

4. There is crime in the area but it isn't a major concern for investing here.

1. If you have a turnkey property that is priced accordingly to the market, it should get rented out within a month

2. They have continued to go up overall

3. Home prices are going up since it is cut off by the highway on the south end and Merion/Hungarian village continue to get better on the North end.

4. Its going to be more petty crime in that area

Hey Sean, there is a steady demand for rentals due to its proximity to downtown and local amenities. Properties there tend to rent out fairly quickly. Rents have also been increasing.The area also has good potential for appreciation, especially with ongoing developments and improvements in nearby neighborhoods.
