Tax Delinquent list - Fulton county
Hi Everybody,
I am wondering if anyone knows how to acquire the delinquent tax roll from Fulton/Gwinnett County? I called and the rep says they don't have a tax delinquent list, only a tax sale list. From my understanding, once its on the sale list, isnt it too late to wholesale?
It would only be too late to wholesale if the redemption period on the Tax Lien has expired. The Tax Sale List is usually what is being offered for the Sheriff's Auction. I would suggest closing on the property before it gets to auction and definitely before the redemption period expires.
Also, for Fulton county the list is usually post on the sheriffs page (although it's usually posted later in the month) The website is http://www.fultonsheriff.org/tax-sales.html.
The liens are also posted in the online legal organ (newspaper) now being hosted on

They are usually posted a lot sooner on the newspaper than the sheriff.

@Alfreda Downie So the people with the liens are the ones who haven't got an auction date yet?
Yes. A lien is place on the property once the taxes are not paid. A lot of counties give some time between placing the lien and then selling it at the auction. When the property (lien) is sold auction, the bidder pays the lien off and all the past due taxes. The property still belongs to the owner up until the redemption period expires, which is a year in Georgia.
So even after the auction, you have atleast a year to work something out with the homeowner to get the taxes paid and sell the property.
What happens to the properties if they aren't sold at the auction? Is the lien still up for sale by the county?

I've been able to acquire this list from Fulton County. I'm not sure if the OP has been able to.

I just reached out to Fulton county and they gave me a similar response that they don’t provide a tax delinquent file.
I find this odd because many other counties do provide this roll.
@Chris Magma - mind sharing on how you were able to get the file?
@Ruben Ortega @Doug Gossom It's because you're asking for a file or excel spreadsheet instead of a database. I've done this to over 100 counties already and received every format you can imagine.

As I understand...
Georgia- You're bidding on the deed (not on the lien) for the amount of the tax lien due to unpaid taxes. Owner is afforded a 12 month redemption period. Am I understanding correctly?
Fulton County- Since they can be so late at posting the curtesy list on their website, do you know if you can acquire the list from the Daily Report without subscribing? And/or how soon have you been able to acquire Fulton County's list before the auction date?
@James Davis You can get it before anything is posted publicly. About the time you've seen it posted on any of the websites/links above it's too late.
