@Lisa Leary If you really want to start as an agent, focus on getting your real estate license. That will allow you to get a background knowledge of the real estate laws and customs in your area. Start interviewing brokers that you are considering to hold your license to see who you feel more comfortable. And be sure to note who will be patient with you and give you the training needed to get you real estate career starting on solid footing.

Getting a license is not necessary to be active in real estate. You know where to find deals and get properties under contract. Network and build up a buyer's list. Make sure you send them what they are looking for. I had a buyer that wanted apartment complexes and I sent him a fix and flip deal. He sent a return email stating "do not send him anything more than what he asked for".

@Deynis De Leon Let me say that Wholesaling is hard work. You have to be an expert on the market you're working in, on marketing, deal analysis, estimating rehab costs, etc.

I do not know agency law not am I a R/E Broker or a Lawyer in New York State. I am an Independent Real Estate Broker in Louisiana. 

In Louisiana, there is dual agency where a broker can represent the seller and the buyer in the same transaction. If you are going to wholesale as an agent, try to get a listing agreement with the seller at his intended price and just have an agreement with the end buyer to pay you commission/wholesale fee. You will need to get permission and verification from the broker that will hold your license to see if this is allowed. Good luck.

Good morning Myron. I am an Independent Real Estate Broker in New Orleans, La. I am assuming you are a broker from your profile. The contracts to buy and/or sell a property should be available to you through the Georgia Real Estate Commission. I do not know if dual agency, where the broker represent both sides of the transaction, is allowed in Georgia or not. You wouldn't need any additional contracts if you have an agreement in place for the buyer to pay your commission.

Good morning, That is not uncommon. My contractor is also the property manager for a few of my rentals. I use him when I am walking through deals and need verification on cost and materials. Just be upfront with the contractor(s) about what you are trying to accomplish. Communicate with the contractor that you feel comfortable with and make sure he has the right of first refusal when it comes to performing services. At the same time, be sure to walk around hardware stores and home improvement stores to get a feel for pricing and types of materials that are commonly used on your area.

I agree with @Braden Smith. There are too many wholesalers in NOLa that have no clue about what they are doing. I would advise attending the NORIEA meetings and asking investors what they are looking for. There are meet-ups on the North Shore and in Baton Rouge. Get to know the buyers and see what they are looking for. Find a deal, Post it on Bigger Pockets, Facebook or your Social Media platform of choice. Buyers will come to you.

Take caution in securing your buyers list. Maybe ask two simple questions 1) Why do you want to be on my buyer’s list? 2) How many properties have you bought over the last “x” months? Some wholesalers offer their addresses pretending to be a buyer. When you send a deal, they float it out to their buyer’s list without asking your permission. As an investor, it’s frustrating when you are interested in a property but there are 3 to 4 layers of “middlemen” before you can get to the deal.

The simple answer is 'find a deal and buyers will come to you'. :)

Network, go to local investor meeting, reach out to people on Bigger Pockets and MARKET yourself as a reputable business that can find off market deals.

@Anaso Jobodwana Is it possible for you to approach the listing agent and inquire about being an unlicensed assistant. You are not allowed to market the property "For Sale" but if you bring a potential buyer, maybe the listing agent will allow you to shadow them through the deal process. Just a thought.
