Look for New Opportunities Side Hustle

Hello, 

I'm Adriana, 22 years old, from Chicago. I just graduated with a Construction Management degree this past May. I now work for a big GC. I'm very passionate about construction and have been studying Real Estate on the side. I'm eager to learn more and start a side hustle. I have a background in Project management and making sure projects get done on time and on budget. 

Any Advice on the next step I should take? I want to become a powerful female in the construction and real estate industry. I'm not completely sure where to start, what side business should I start? I would love to Connect with Anyone who has a similar background and is now a full-time Real estate investor.

Think about what you're naturally good at and start there. If you like driving, uber. If you like social media, see if you can manage someone's profile for them. There are also sites like Fiverr and Upwork where you can showcase other skills remotely and Task Rabbit for things that might require in person tasks.

    Hi @Adriana Diaz

          I would start networking at your local RE meetups. I'm sure there are many in Chicago, so look up Chicago REIAs. If you have construction expreience, then you can likely find people that would be interested in JVing or using you as a PM, as many investors lack understanding and knowledge on the reno side of things. Be a sponge and put yourself in rooms of investors as often as possible, that is by far the best way to learn and create a network of like-minded people.     @Adriana Diaz - in networking with other developers and investors you can try to birddog for them.  There is really nothing more valuable than a deal finder and it is likely to set you up for the future.

     It's very difficult to recommend what side business you should start. That depends on what your interests are and more importantly the economics of a specific business niche. But based on your stated goal, flipping houses and buying rental properties seems like a natural path.

    @Adriana Diaz you should connect with @Jonathan Klemm. He is a great guy, and runs an RE focused construction company. 

    I also think you should take a look at the Straight Up Chicago Investor's podcast that @Mark Ainley and @Tom Shallcross host. It has a great list of local meetups as well. If you are ever in the Berwyn area, let me know!

    Hey @Adriana Diaz - We should definitely connect more.  We have a very similar background, so I can see why JW mentioned me.  I worked work Walsh for 10 years on a ton of cool complex projects across the country.  More recently, we founded a GC-tech company (general contracting technology) and we work specifically with chicago investors.

    Hey Adriana- As the others mentioned, look into networking groups and utilize BP as much as possible. Also, check out the BP books/podcasts to give insight on different markets, etc. Educating and doing your own research will be your greatest tools. I would be happy o answer any specific questions you have as well!

    adding to what the ladies and gents have said-- Use what you are passionate about as a side hustle you will never get tired of it and will only hone your skills. Love your hustle and determination!

    @Adriana Diaz What great skills to start with. We started buying 6.5 years ago and because our startup funds were limited we only bought value-add properties and then do major renovations at our first turnover of each unit. We have completed renovations (including full kitchen and bath remodels) for 27 units in the last 6 years and currently have 8 renovations in progress. With what we do, I really can't think of a degree that would have been more helpful to me than construction management. Good luck to you.
