I have about 70k in self directed Roth IRA. It's to small to buy a property where I live. I'm looking into using it for crowd funding. Anyone have any experience or can make recommendations where to go?

Is a Roth IRA only able to convert to a self directed IRA, rather than a self directed 401K? Is the checkbook option the preferred method for real estate acquisition?
