I'm curious as to what others do during listing appointments. Best practices. Do you go with the power point presentations? What do you do that you think helps get the listing?

I was looking to mention @Ed O. in a post and for some reason his name doesn't populate the list the comes up. Lots of others but not his name. I saw that Phillip Dwyer was able to mention Ed though.
