New Member Introduction and Seeking Advice on REI

Hi BiggerPockets Community,

My name is Max-Olivier Ducoste-Amedee, and I’m excited to be a part of this community of real estate investors. By way of background, I have been working as a Medical Device Sales Representative specializing in orthopedics and total joints with Johnson & Johnson | DePuy Synthes. While my professional experience lies in the medical field, I am now eager to dive into the world of real estate investing.

I am particularly interested in learning more about:

• Fix & Flip properties

• Rental properties

• Wholesaling properties

• Contracts and negotiations

As someone new to this field, I would greatly appreciate any advice and pointers from seasoned investors. Specifically, I would love to hear about:

1. First Steps: What are the most critical first steps I should take to get started in real estate investing?

2. Fix & Flip: What are the key factors to consider when evaluating a potential fix & flip property?

3. Rental Properties: How do I determine if a rental property is a good investment?

4. Wholesaling: What strategies are effective for finding and negotiating wholesale deals?

5. Contracts and Negotiations: Any tips on navigating contracts and negotiations effectively?

Welcome! Your in the right spot. Best thing to do right now is to learn as much as possible. There is so much good and free information on BP you will learn a ton. 

I would definitely recommend start researching and learning your local market and house prices vs rent and different comps. Research through Zillow or by a local agent can help a ton. Then I would just practice analyzing deals. You can do this through BP calculators or other ones online. Just learning the different numbers with regards to REI can help your process a ton.
