West Palm Beach rental demand is about to rise - what do you think?

Of course I rode the wave from 2018 to 2024 with the west coast transplants during COVID and driving up prices in the area.  

I did a 1031 exchange for two C class townhomes I sold to one of my investor clients from the West coast.

I am a resident of Virginia and purchased a rental property in West Virginia during 2024. 

I worked exclusively in STVR property management on the island and currently work in long-term property management servicing the West Metro (Minneapolis).

I make around 180k living on the west coast.

In the Southeast, Coolidge and Florence, where the path to progress is leading from San Tan Valley, and even way out West in the Buckeye and Goodyear areas are opportunities for growth.

Plus East coast hurricane and West coast fires although a small percentage will spike prices.  

I am definitely open to out of state investing though if that helps me reach my goal more efficiently, but would love to stay on the west coast.
